    Amenities: clubhouse, infinity edge pool overlooking Gulf, exercise facilities, homeowner grill/dining facilities, outdoor fireplace, recreational lawn area, and tennis courts - clubhouse due to be complete March 06
    Lot is at highest point of neighborhood just a steps to amenities center.

    Wouldn't it be nice....but, sorry that $95 SqFt won't quite do it on 30A any more - not even back in 2000 when we started pricing our construction with local builders - but at least we're still standing after the hurricanes - so far, so good! Homes in Cypress Dunes have great exterior detail and upscale finish outs inside. Same builder is building in Watercolor. Thanks for attaching the Cypress Dunes sites. Future plans call for expanding with retail shops fronting 30A for that walk-to feature visitors seem to enjoy.

    High and dry - don't have exact elevation numbers but the neighborhood sits up nicely from the coast. You can get a good idea by looking at the MLS listing picture.

    Yes, price is negotiable until September 30st - priced about $75,000 below appraised value according to our agent. May increase price once contract is complete.

    Lot 112 Cypress Walk is also available for only $389,900. This is below the price of other similar lots which have closed. MLS # 385170, can be viewed at www.emeraldcoasthomesonline.com

    I am told by the owner that the lot backs up to a Cypress pond. This is one of the least expensive lots in Cypress Dunes, ie- motivated seller. Make an offer if you don't like the good price.

    We did a drive through and Cyprus dunes is nice and high with views and the houses very attractive.
    questions:
    build out time
    and cost to build-is it true you have to go with the onsite builder?
    where is the beach access?

    Darn, I thought I included the buildout time for the lot I mentioned. The build out times in Cypress Dunes varies. Some lots currently listed, must begin construction by jan and feb '06. The lot I posted, must begin construction by Oct or Nov 2006, I don't have my notes with me, and construction must be completed within 1.5 years once construction is commenced.

    Yes, you must use their builder, John Willis Homes.

    There is no beach access and Topsl Hill State Park separates Cypress Dunes from the Gulf. The closest public access is tight on parking, but is located at the end of South Bishop Rd.

    I just listed a lot in Cypress Dunes, Lot 9, for 285 K. It is MLS # 403362; Pricing reflects the build out start which is in January 06. This is a great price for this lot. There are five approved house plans for this particular lot and the plans have been priced out. The lot is sited on the eastern side of the development and it looks like there is an excellent potential for a gulf view to the Southeast.     I know some people like to think of Cypress Dunes being South of 30-A. In reality, it is west of 30-A.

    Yes it is actually west of 30-A isn't it. Like the part of BMB that turns north at/near White Cliffs. That area is west of 30-A too and people continue to list and advertise So. of 30-A just beacuse it is on the gulf side of 30-A. You could be 1/2-1 mile or more north of the gulf in that area and people say "close to beaches and south of 30-A"....

    Close to the beach around here does mean 5 min drive, and that really is close. What is not close is Windswept Dunes which is a 20 min drive to the beach, yet they have pictures of people sitting in beach chairs in the Gulf's edge on their brochures. I ain't dissin' Windswept, I actually own in there, but saying that it is close to the beach is like saying there is bananas in your Corn Flakes.

    Kurt, There are some lots at Cypress Dunes (west of 30 ) well under $400,000; some lot owners have to begin building in Jan.,06. So if someone is ready to build and likes the neighborhood, there are some good prices out there.
