Just a bit of clarification -- houses in that area are not "selling" between those prices. They are "listing" in that price range which you give. Comparibles only count if they are closed sales and these are all listings which have not sold.
That said, at a glance, I think you have your home priced attractively. What year was the house built? From looking at the photo, the house looks fairly new.
edit: cancel that. I see the flyer now and it is a 2006. Shelly will be glad to read that it has SS appliances and granite counter tops.Last edited by Smiling JOe; 04-17-2007 at 11:07 PM.

Hmmm! My house is within 500 yards and it has 2500 sq. ft. and only $319,000. You are definately not the lowest per sq. ft. Not even the lowest in price.

Realtor called tonight and we have an offer being presented in the next day or two. Lets hope the bank will accept a short sale. Will keep you posted...
Some info for people thinking about going into foreclosure. Foreclosure will cost you 200 plus points and a Short Sale will cost you 80 plus points on your credit score...
I wish nobody has to experience this but I know of several people in some stage of this aweful situation.
Short Sale is the best resolution if you cannot afford to keep your Real Estate!!!!!!

Also, tell us a little more about the appraisal. Is it based on comparables that are over $200,000 apart?
