High-Density Development Proposed For Eastern Lake Road Area
A beachfront, high-density condo development called Toscana is being proposed at 100 Eastern Lake Road, right at the intersection of 30-A. The Planning Commission will meet on this matter tomorrow, June 14, at 5 PM at the South Walton Courthouse Annex on 331. If you are opposed to high-density developments on 30-A, please attend this meeting if you can.
What is being proposed is 8 three-story, 3300 square foot homes on less than one acre of buildable land. It is not compatible with the surrounding neighborhood in terms of density and height.
If you live in the Eastern Lake Road area, it would be in your best interests to oppose this deviation from the neighborhood. Every precedent hurts, and there is plenty of vacant land in the Eastern Lake Road area that could become high density. I think that the homeowners in this area bought there because of the low-density of single family homes.
You can oppose this right now (I heard that the deadline for opposing this for this particular meeting is 4:30 CST but don't know if that's true). This is particularly important if you can't attend the meeting tomorrow.

Where exactly are they trying to build this? Next to Seanest or by Abbott?
Are they asking for a variance or just maxing out the allowed # of units?
8 homes at 3300 sqr ft each on 1 acre sounds like they will be hideous "vertical trailers".

Beachfront, just south of the 30-A/Eastern Lake Road intersection. Until last year there was one house on the property, but the property was sold, and the house was torn down.
They have applied to the Walton County Planning and Development Division for approval of their development. Actually the buildable property is less than an acre. They are including part of the beach in their acreage calculation. You're right -- vertical trailers at a couple of million each.
The developer has invested more than 8 million in the property itself, excluding engineering and architectural fees.

BTW the meeting starts at 5 PM CDT, and this is #8 on the agenda. However, from past experience I've seen that sometimes items on the agenda are omitted for various reasons. I don't think it's necessary to be at the meeting at 5 on the dot if you are interested in attending the meeting to oppose high-density developments and their impact on traffic, crowded beaches, ambiance etc., in south Walton County.

Do what? Most people, including my colleagues (all of whom have Ph.D.'s), say that I am the smartest person that they've ever met. I disagree -- my husband is the smartest person I've ever met, and Beach Jacket might even be smarter and more talented. I am not in their league.
I'll admit that I have no expertise in the areas of business, finance, and real estate. Not that I'm not capable; it's just that it's not on the top of my list of interests. I mean, handbags are more important to me than that.
