Great insurance rates....
My insurance agent (Adam Gurdus) from Greenwich Ct. and NYC, is coming down to SoWal the weekend of August 10. Adam is writing all my insurance through AIG Intl, the largest insurer in the world, for my house at WSB. My premium for $1.2 million in total coverage is a little over $8k which I think is great !! I think you can save a great deal of money with Adam. He is the son of my oldest and closest boyhood friend of 50+ years. I have put him in touch with many owners at WSB and WC. I wouldn't do all of my insurance with Adam just because of my friendship with his dad. I do all my insurance biz with Adam because he is a hard working young man, who is diligent, knowledgeable, and responsible. He customizes all my insurance to my personal needs. If I ask a question that he doesn't know the answer to , he researches it and gets promptly back to me....no fudging. If you want to meet with him either pm me or call me directly....917 405 3085. We also recently switched to AIG (thanks Allstate!) and got a great rate for our house. Our agent told us that AIG would write you a policy if your house met certain requirements such as impact windows or hurricane shutters and year the house was built. Anyway, it almost cut my bill for the house we live in, in half. The insurance bill for our rental house went up slightly, but it was much better coverage and it wasn't Citizens!

This is who we are going with on our Watersound house. The first quote I got from another company was....are you ready for this....$21,500.00 PER YEAR! That was the lowest bid the highest was close to $25,000.00. I did not even bother to tell FFF...he would have died on the spot of a heart attack.
After goofer44 told me about Adam I gave him a call, he shopped us with Chubb and AIG. We have ended up with AIG and drum roll please............our quote is $8,100.00 and it has been underwritten and just waiting for the house to be completed in a about four weeks. This IS including wind and hurricane.
We did go with a fortified home program when we built our house and of course is new construction and over a certain price range, which is what they are looking for. They are also going to cover several other properties, cars and airplane for us, but this had nothing to do with our price, they just ended up saving us a lot of money on these items.
Please come and meet with Adam if you would like or give him a call. He is super nice and very well qualified. He was not familiar with the fortified home program, told me he was not, researched it and got back to me on it the very next day.

Thanks Goofer for starting this thread. My home in Watercolor will be ready in about 4 weeks and I have just started to shop for insurance. I will be calling Adam today.

Question--$8100 was for wind & flood, correct? What about homeowners ins.?

This covers your regular homeowners policy, wind and hurricane. It does not cover flood they do not do flood. We are not in a flood zone but we are going to take it out with another company.
Call Adam and get him to explain their exceptional hurricane policy. After a hurricane they send in their team to inspect and "shore up" your home to prevent any further damage. This would be like covering exposed areas and things like that."Save the tata's!!!"

Be very careful about flood insurance and flood zones! The rules changed again.
Most of Sowal south of 98 is in Flood Zone X (good zone, easy to insure), but if you are near a creek or one of the coastal lakes you are probably in flood zone AE which means it is more difficult to get insurance, even if you didn't have it or need it before!
Most of Point Washington, the Western/Northern Chat Holley area, Driftwood etc. is in zone AE too!

The insurance rates quoted by AIG include besides wind, rain, fire,and storm damage contents and full REPLACEMENT cost. We are in the X zone. The federal flood on my house will be about $1200.

We just went throught the difficult process of finding insurance for our about-to-be-completed home in Watercolor. We ended up with USF&G. Our agent was Ed Carpenter of Carpenter Insurance in Navarre (phone: 850-939-7777). We refused to go with Citizens for wind so it took some time to shop around for someone willing to write one policy for everything.
Our insurance including wind, fire, contents, liability and all is $4700/year. The hurricane deductible is 2%. The deductible for any other damage is $5K. We were pleased with these numbers considering citizens wanted $8K for wind alone.
I should mention we installed Impact Resistent Windows which did help lower the premium.

Bumpity, bump, bump!
Adam Gurdus will be in town this Saturday meeting with anyone who is interested. He will be at our Watersound Town Hall, pm me and I will give you details if you are interested.
I think this would also be good for realtors to attend, would be a great help to your buyers or sellers.
We have received all of policies and all I can say is, WOW! They have incredible coverage. They also have thier own hurricane protection team (I like to think of them as my own swat team!) that comes out as soon as they can get in. They will access any damage, start the clean up, any water extraction, cover any areas left open. All this before a claim is even filed. I think they have figured out the sooner it is started, the less thier loss would be. This is at no additional cost, just part of the package.
