Great deal, not a short sale!
Pretty excited about this listing I just got in Flamingo. It is the original owner, never been rented and it is not a short sale! I listed it for $239,000 and think it is a great deal based on recent sales in Flamingo which seems to be a hoping spot if priced right. I have already had great interest in this home and it has been on the market 2 days. I give it maybe 45 days total. If you want to live near the beach for north of 98 prices don't miss this one!

3 bedrooms @ that price, with enough cash down, you have a very viable alternative compared to keeping your cash in a savings account.
I'm not one to offer advice - wise men don't need it, fools won't listen to it, but I think we're entering a period where real estate will become an increasingly attractive alternative to other investments. Stock market, bond market, bank savings, gold, other commodities, etc. will become increasingly risky.
If I were a realtor, I would be looking to begin to market my services as a way to protect retirement nest eggs the good old fashioned way - by making a large enough down payment on a piece of real estate that generates income.
I can keep $250,000 tied up in a bank that I am not sure will be around in 1 year and earn 2%, or I can buy a home in paradise and earn 7%.
Good quality real estate in attractive markets with long-term growth prospects, priced at the right point will be the first place the SMART money goes when the market starts to turn.
Your listing is a great example.
Now we can get back to pricing real estate the good old fashioned way - run the numbers vs. emotion.

You were a little slow to the draw on that one Shelly! Now lets get back to the post about this spectacular home at a great price off 30A! I agree with YoungFT based on buyers that have been coming forward and buying. They tell me some of this inventory sure beats investing in the stock market! It makes more sense then it did a few years ago. Land, gold, and guns!
I am very careful to never use the words, "great investment". My clients seem to using those terms allot lately.

Buyer pulled out of contract yesterday and home is back on the market! Lost job! Argghhhh
