    pending lot in Cypress Dunes

    I know a few of you have a lot for sale in Cypress Dunes, and thought you might like to know:

    Lot 34 in Cypress Dunes, listing # 403003 is now under contract. List price is $898K.

    I suppose from the back of the lot, one could see the Gulf in the distance. Cypress Dunes does not have beach access though. The State Park is between it and the Gulf.

    How do the prospects look for Cypress Dunes this year? I know they released some of the Phase 2 lots at the end of last year. Are they going to do well?

    If you want to live in Cypress Dunes, there are some attractively priced lots on the market currently. Only time will tell how all of the sales go this year. I think Cypress Dunes will perform in line with the rest of the market in this area.

    Curious why these lots are 800K when there is no direct beach access? Seems like there are better alternatives at that price point.

    Nice community, very nice houses, great builder(s), protected covenants, state park to the south on the gulfside that is protected from building/developments, great views from the southern most lots, so it depends on what people are looking for in a 2nd home. Great 2nd home community IMO vs investment. There are public accesses within 1/4 mile (I think).

    I think I saw a listing in Cypress Dunes for $299,000?? Looks like they had to start building by 1/17/06? Buildout issue but might be a great "deal".

    I don't want to start another wicked "RE Supply" or RE thread or debatebut just thought I would point this out. We have enough of those threads

    It may have sold, gone pending, or I could be dead wrong and at $299,000 I assume that it is not a southern end lot.

    Actually, there was one listed at $240K which went pending on Thursday, and the one priced at $898K is also pending, so who can say they are over priced if people are buying them at that price.

    Currently prices vary between $265,000 to $1,425,000 and there are plenty priced at every level in between. In total, 42 lots are acitively listed.

    Exactly SJ, There are 4 spaces.....now add all the cars seeking a place[no easy turnaround there with a private entranceway], scooters, bikes leaning against or chained to every vertical surface, and you have a recipe for free entertainment. Should be fun considering how many local listings tout easy beach access. Fort Panic will be aptly named.

    I don't think parking at beach access will be a big issue for Cypress Dunes owners.

    I seem to remember talk (please don't quote this as fact) of a trolley/van kind of transport that will be ongoing from the club to the beach and back.

    they could always ride their golfcarts down the bike path to an access , or even bikes

    Legally, they cannot drive motorized vehicles on the bike path. However, starting in March, they could walk down a few hundred meters and rent a scooter to take them to the beach access.

    Every time I see photos of Cypress Dunes with the beach behind the chainlink fence I somehow think of Alcatraz Prison and the unobtainable route to San Fransisco. Maybe some homeowners will buy boltcutters and make a straight dash to the beach.

    I figured that was a given. I think it already goes on in that area next to it.
