    Foreclosures

    Hey all,

    New to town and trying to find out a couple of things please:

    1. What realty is the number one seller of foreclosed properties in the county?

    2. Does anyone know who might be the number one agent selling foreclosures.

    3. Does anyone own rental proeprty in the area that is not vacation rentals?

    I think individual banks chose a preferred realty company to handle all their contracts. I've seen them listed by a large mixture of firms, some of realtors on the board could probably point you to the top three or whatever.

    Alternatively, just shop for them yourself through the emerald coast realtor association web site -

    Why do you ask the questions? Are you someone who is looking for foreclosed homes? Are you someone who wants to sell a foreclosed home?

    There are plenty of rentals in our area which are not vacation rentals.

    I just moved here from Memphis and I sold foreclosed properties to out of state investors. I have some clients that are lookinf for some properties down here to buy rent and hold. Also, wanted to see if positive cash flow is available on homes other than vacation rentals.

    I would love to sit down with you in front of the MLS system and help get you acclimated to our market. My team has sold many foreclosures the past few years but make no claim on having sold the most. Not really sure who that would be and would imagine it changes by the week. I feel confident we would be in the tops. Sitting a client down in front of the computer helps us both talk through your needs and where the market "really" is. It changes by the mile. I am located in Grayton Beach and could make myself available anytime.
    I also could set you up on an automated foreclosure list. You would get an update sent to your email as soon as any foreclosure hits the market. It is really invaluable as when a good foreclosure hits this market you have to be ready to move or pounce. Also, by watching the flow of inventory you begin to understand the market. Look forward to hearing from you.

    Please put me on your auto foreclosure lot list anywhere along 30A. We have 25 years experince as a custom builder here in NW Florida to include building homes in the many communities along 30A. I feel confident to build a spec home or 2 in the next several months.

    We are hands on and build on a cost plus basis.

    I've run the #'s many times and even paying cash and after all exp's on many rentals the most return i could come up with net is maybe 4-5%. example is a one seagrove condo. lets say you can get one for 300k. the most rent you can extract is maybe 25-30k. the dues are around 7k a yr and then you electric and maintaince of 3-4k a year. so you're looking at 11k a year of exps min and probably more. that leaves you with a net of 15k or so. thats 5% return and thats paying cash. so if you finance even 1/2 of it you're looking at loses. since it could be many yrs till we see appreciation one must buy because they want to be here.

    Small condos are hard to cash flow, but there are a lot of properties that will. I'm seeing properties go for $800,000 that do $110,000/year in rentals and have low dues.
