    Trout fishing heaven---1/2 interest for sale

    Incredible setting on trout river bordered by National Forest. Property line goes to the middle of the Toccoa River south of Blue Ridge, Ga. The 1/2 interest is for 6 months (Oct.-March) $300,000. Home is completely furnished. Come enjoy the fall leaves, snow, mountains, exploring the National Forest, and most of all the trout.

    Thanks, I know everyone thinks their place is "special", but it took me about 4 years to find this place. I went thru a lot of real estate agents and thousands of miles on my car. Now I'll sell 1/2 interest so I can spend the other 6 months in SoWal.

    The Toccoa River (in this area of the property) is a year around designated trout waters. So, you can fish anytime of the year and use any kind of live bait or lures or fly rod lures. The Toccoa was designated as the #1 trout stream in Ga. Just as in any real estate, it's location, location, location. It certainly wouldn't take 4 years to find a cabin like mine except that the lot and location is irreplaceable as far as I could tell after 4 years of searching. Owning to the centerline of the river gives you control over the fishing (but not canoeing or kayaking etc.). Bordering the National Forest gives you immediate access to thousands of acres for fishing, hunting, camping, for free. Immediately behind (50 ft. from my bedroom) is a deep hole in the river that holds untold number of trout like the picture. When I feed hem it literally looks like a piranha feeding frenzy.

    This looks wonderful but Oct.-March seems like a frozen wonderland. This seems to your advantage to winter at the beach and summer in the mountains. Would you be willing to negotiate the months.
