    As always Thanks for your reports.

    I'm curious why you tend to focus on
    month-to-month comparisons (ie. Dec.'10 vs. Nov.'10) instead of year-to-year comps (i.e. Dec.'10 vs. Dec.'09)?

    Don't most public corporations report their results year-to-year-by-month as the more direct
    'apples-to-apples' comp due to same-same seasonal patterns?

    Is there an easy way to show what kind of properties are selling/what kind of sales they are? (Like foreclosures and short sales versus regular).

    DuneAAH, look at his graph again. Red is 2009 and yellow is 2010. He is showing year to year and month to month. Thanks Murray!

    scooterbug, tracking short sales vs reo, etc is more than difficult because some are listed as pre-foreclosure, and several other types. Also, there is no way of sorting historical data of the sale types.

    Duneahh, I appreciate your kind words. I do look at yearly comparisons of month, too. I just don't want to overwhelm most people. Now that 2010 is closed out, in addition to month to month comparisons and yearly comparisons by month, I will also share some graphs comparing the entire year. As BeachSi02 pointed out, my charts do show monthly sales over several years. Some charts are just easier to notice that information.

    From my report in November, you'll notice these two charts showing how November sales compared over the last 11 years.

    My broker, Alda Sileo, has compiled some of that REO and Short sale data which Scooterbug was asking about. It is based on information reported to Emerald Coast Assoc. of Realtors (ECAR) for only area 17 (western half of 30A) and area 18 (eastern half of 30A) for homes, condos and town homes. It doesn't include residential lots.

    Interesting to see how number of short sales etc. have changed over time.

    That certainly answered my question as to how much of sales were REOs and Short Sales - looks like 20% or more by dollar value.
