real estate ads
The below attached ad in the walton Sun seemed interesting.

So I should be realistic about the market but also be willing to sell my property for less than it's worth?
They could save a few bucks by running an ad that says "desperate and want to get screwed? Call 1-888...

Did you notice the Destin or South Walton ONLY,
There must be some people who think these beaches are a good investment.
As many have said, there's something very special about this area that keep people coming.

I actually think there are some good buys out there. You could not buy the lot , build(at today constructions cost), and furnish for the price of these houses. Some with pools, custom cabinets, granite, whirlpools etc. It really is a mystery why no one is buying. Is it fear of gators or crocks with the news of the week?
Good thing I am house poor or I would be trying to get another loan.

Hopefully, they'll eliminate some of the sellers who keep reducing their prices by the hour.

You have no idea. Been working on one that wants to spend $150 million every month for 3 years. Yes you heard it right! Have already contracted 2 packages. They have specific criteria but they really aren't looking to steal the property. They're offering fair money for the product they want.

No didn't get them. Did you give to me or Jo? I need bayfront Santa Rosa Beach for development that can have slips of some sort. Also daddy warbucks wants large waterfront parcels and assignments of residential or commercial that he can put into use right away. Must be assembled into the 150 mil blocks. Let's talk tomorrow. Going crazy so bear with me.

As much as I do believe in this market, with 5.4B, there are better places for it to go. You could take 5.4B to Dubai and triple it over 3 years. Just my opinion.

On a much smaller scale. There are some great international markets out there right now that I'm learning as much as I can about. I plan on making some visits in the next month or two. Costa Rica is another great one.

I agree, Panama is beautiful, but it doesn't have the Americans flocking to it like Costa Rica. I look at Costa Rica as a 3-5 yr investment and the returns will be astronomical.

Well, maybe I'll take a look at it. I, for one, believe that Costa Rica is a VERY profitable market right now. That is what i'm concentrating on.

You got that right SC and there are 2 different groups of them. I have had contact from international buyers in the past but never on this scale. They know what's happening here. They know that people with existing properties are dropping like crazy and are better buys than new construction. They also know that construction costs are so high that the developers are having a hard time building for the same price (let alone make a profit). They also know that some developers have a boatload already invested into a development order and they can't reach their presales while interest rates are rising which will cost them even more. They also know that some developers have closed phase one with promises of amenities etc and they can't sell phase II to complete the project and there's gonna be a lot of angry people and potential litigation.
