Want a deal? Here's a deal!
3 bdrm/3 bath condo at Dunes of Seagrove. Beautifully decorated, great rental history, most of season booked.
Currently listed at $1.295 - All serious inquiries above $1M considered. Must sell this summer to move primary residence.
Realtors or interested parties PM me if you would like more info. We're motivated - so if you have a client whose ceiling is $1M, this might be the deal they've been waiting for.

MLS #? I see 20 listed out there now - 5 of them are 3/3's. I see #108A for 1.275MM - could this be your unit?

Patti,
If you're truly eager to sell in todays market, you should lower your price on the MLS. If you're willing to seriously consider $1M, then why not add your commision to that price and list it at $1,050,000. It will sell a lot quicker that way. Just my opinion. Good luck.

My thoughts exactly. If you list it at the price which you are willing to sell it, you will have much better success. I know sellers don't want to leave money on the table, but sellers need to wake up and smell the coffee -- Property ain't selling at your list price!!!

In this market, you have to make it a steel of a deal for the buyer. What is that price which will make buyers jump? I bet $895K would make some people jump at this one. I know this one is the least expensive of the actively listed 3/3's, but those other ones which are listed are not selling at those prices, so those prices don't hold any weight.

I agree with Smiling Joe. In todays market, you have to make someone feel like they are getting a steal. $895,000 might get some calls, but I don't know if it will even sell for that. Gulf front is scary for people right now. If you are going to take the price down that much, I'd do it in one step. When you ease it down, you don't get the same impact as when you do it in one big drop. Good luck.

Gotta love hearing all you REALTORS talking down the asking price of sellers.... Just last year you would have been playing the buyer that home prices only go up, must buy now...
Now your angle is, prices are dropping must underprice market to sell now...
Oh what you folks will do to keep your BMW loan out of default!!!
I've got better advice for pattiw... List your price 10-20% lower than lowest price in neighborhood FSBO and you won't have to pay these high school graduate realtors 6% just for putting your house picture on a website...

I had a guy contact me last week saying How much can you get for my house and how quick can you sell it?
If we had the answers Patti, none of us would have listings that have been sitting on the market for a while. Right now, property owners need to sit and wait for the market to come back or price it way low to snag one of the coveted buyers this year. Some are predicting that if mother nature is kind this year, and the airport gets final approval, things will be picking up in fall
Sounds like you've got your unit priced very competetively and I will keep it in mind for any buyers with interest in gulf front units. Good luck Patti

I think Dunes of Seagrove gulf front is worth 650k. Look next store at the townhomes still sitting at 695k, they were asking over 1m last year and some closed at 850-900. A little hotelish as well. You asked so I gave my opinion.

Which townhomes are you referring to? The older 1 & 2 bedrooms to the east of DOS?

Those are what I am referring to. They are around 1200-1400 sf. and actually include land with the purchase.

Shelly - Unfortunately, yes. We are trying to relocate our primary (possibly to the area) but cannot do so until the condo sells. Would love to stick this out for a few years as I believe the market will bounce back. But for now I'm stuck in Topeka KS. Moved there when my husband took a position at Washburn University 4 years ago - he has since retired. Love the midwest - have lived there all my life. But Topeka is an armpit. I want out! Kids are getting older and hitting that age where big changes will be more difficult the longer this is put off - they are settling in...

I agree that they aren't comparable but they seem to be of similar value to me. The townhomes are around 20 units per acre and your complex is probably 100. The real value is the land. I hope you get what you want for the property.

Shelly - We would likely end up inland a bit. Anywhere in South Walton (we like Bluewater too) where we can have large house on large lot or small acreage. Kids, dogs, cars, motorcycles, home office - too much to fit in a condo. We'd kill each other!
