Is it worth an agent?
Hi all,
Just looking for some input, we're thinking of buying in Alys Beach. We know the area well (been vacationing here for 15 years) and we're pretty positive we want to be in Alys. The question I have is whether we should work with an outside agent (outside of Alys) to bring in an offer. I figure if we come in without an agent we can shave 2.5% off the offer since we're working directly with the seller and we're saving them the buyer's commission. Any arguments as to why we wouldn't want to do that?

I know several agents in the area that you might be able to negotiate a commision with but I think you need to consider how far away you live and what amount are you trying to save - If you are looking at a purchase price 700K, the 2.5% commission would probably help pay for furnishing . If you are close by and can handle hiccups that come up, performing inspections etc etc than give it a try. I engaged a agent as I lived 600+ miles away and she was a real peach , sent pictures weekly, kept me engaged and never wasted my time. The commission was well worth it for me and I just think engaging a local person is a win win for everyone - You get to meet someone from the area and they help feed their family!

I say work with an outside agent. Pick me! Hahahaha. Seriously though, I don't believe the agents in Alys beach are paid the way a normal agent is paid so I don't believe the 2.5% will make much of a difference in your offer. I'm not entirely sure where you live now... as in what state. But, I can tell you the buying and closing procedures are different in Florida than our hometown in Georgia. It paid in spades to have someone just talk us through some of it (closing costs are bit of shocker!!). My husband and I have purchased, and sold, a few homes in our day, some with realtor assistance... some without. I can tell you that even though it seemed we were shaving cost off with eliminating the commission, in the long run, it cost us more money... and we're pretty savvy when it comes to buying and selling.
A couple of things.... in Florida, if I recall, the agent represents neither side... more of a neutral party bringing the deal to close. The commission is paid by the seller, don't lose sight of that.
Have to say too, that I have worked with a handful of agents along 30-A. In all honesty, Bobby gave my husband and myself the best advise I've ever received from any agent.... anywhere. AND... he didn't make a dime from it (he may later though.... haha). So, even though Bobby was joking above... he's a good bet :-).Last edited by melscuba; 03-29-2012 at 07:08 PM.
