Summers Edge is full of families, a great pool, and right off the beach. You can bike to restaurants and shopping but a little far to Seaside. The Grove by the Sea is an easy bike to Seaside but farther to beach.

south of 30 a can be deceiving. for instance you can be the last few homes in summers edge near the 30-a road which curves away from the beach and be a long walk to beach

...The developer said publicly that he did not care if the people on Brown street crossed over and used the beach access. The development was passed and his comment were brushed aside. I personally do not live on Brown now but I would not hesitate to to use the Summers Edge access if I did.

We just reserved the Five SeaSons in Summers Edge for Spring Break this year. It is a little higher than your $2000 budget, but the rates on VRBO include all taxes and fees, so it is pretty close. Haven't stayed there yet so don't have any real life feedback but it has really good reviews on...

Check out Lemon Drop house on Brown St. Across Eastern Lake Rd. from Chelsea Loop. It has its own pool and uses the same Ramsgate walkover as Summers Edge.

Technically/legally, street spots in front of SE homes are public so no homeowner can do anything about it other than try and enforce parallel parking or no double parking etc. Most homes anywhere only "own" their driveway spot.

Considering the heat, late July, oil, and everything else, Summers Edge and Chelsea Loop are still quite full. I'd say 80% on both. Oddest thing, though, the vacationers aren't making nearly as much noise as they used to. I can still smell them cooking out every night, though.

Where to spend winter Rosemary Beach is nice. Grayton seems a little isolated. But both are pretty high priced. That's the appeal of Gulf Place and Legends- in our price range

I would probably keep looking. Don't know anything about Legends, but in winter, neither Gulf Place or Summers Edge would be populated consistently. Have you thought of Rosemary Beach? Maybe even Grayton Beach, where lots of full timers live.

Posted once but got no replies. we are looking at Gulf Place, Legends, and a nice house in a little community in Seagrove called Summers Edge. Want to be around people but wish we could find a place with families not just retirees as we are "young" retirees. Thanks Gayle

At the popular Ramsgate walkover, which serves a whole lot of rentals, including the ever-popular Summers Edge, it is nearly impossible to see a flag to either the east or west. Given the number of beachgoers, that walkover needs its own flag. It is maybe 200 yards east of the site of BR's photo.
