Really? Value government pays is fair market value. Given 900 parcels, or about 21 miles (110,880 feet) have legal title to the MHWL. Beachfront market value is what? Walton paid $7,427,000 for 186 feet of beachfront in 1996 - about $40,000 per linear foot.... times 110,800 feet.
Sand that can't be built on is the dollar value worth what we're talking about.

Then why did Walton County commissioners pay by $1,000,000 more than the highest appraisal in Dune Allen. Land is valued what at what a willing buyer and a willing seller agree to - not what you say it is. I'd guess land to the MHWL is more valuable than land that is water view and does not afford private enjoyment to the owner - like north of 30A or Scenic Hwy.

We are talking about sand forwrd of dunes - unbuidlable land from toe of dune to water. Try to keep up. :rolleyes:

Yeah! Keep up @FloridaBeachBum, you dimwit. Don’t you know a 1 acre piece of land with no water is worth the same as a 1 acre piece of land that also is part of a 100 acre lake because you can’t build on the water?

Tried that negotiating tactic once....didn’t work.

I'll try to state clearer for the dimwits.

The county through eminent domain should buy so-called "private beach". Not the beachfront lots that are buildable or already have structures, just the sand in front of them. Which is not buildable and worthless. By purchasing all the dry sand in the county south of the toe of the dunes the problem is solved. Actually paying owners any amount for unbuildable land is doing them a favor! Otherwise it will be taken away through customary use and owners get nothing!

Here are 3 photos supplied by Roland Gomez, FDEP, showing the Coastal Setback Line, which is further seaward than the CCCL (Coastal Construction Control Line), and beyond which nothing can be built. This seems like a great line to start the discussion of eminent domain, and the market value of unbuildable sand. (If you can't open the photos, you can save them to your downloads and then open them.)
