The proposed development, as currently designed, will change our community forever introducing hundreds of vehicle trips per day onto our quiet Santa Rosa Ridge residential streets; 393 Junction outside Summer Ridge and onto Bunker Place Drive and across the golf course as the obvious short cut to the beach for the new residents.

Our goal – to make Walton County enforce its own legal requirements, which will cut the number of proposed homes by ~50%, maybe even cause the developer to abandon the plan and at minimum protect our lifestyle.

“Don't sit by and let this happen! You CAN make a difference”

PLEASE CONSIDER MAKING A FINANCIAL CONDTRIBUTION BY SENDING A CHECK FOR $300 (OR MORE) TO START OUR FORMAL LEGAL ACTION TO END THIS CURRENT DESIGN ONCE AND FOR ALL.

BILL WYROUGH IS A SANTA ROSA RIDGE OWNER AND ATTORNEY.

MAKE YOUR CHECKS PAYABLE TO “WYROUGH LAW FIRM IOTA”(YOU MAY WANT TO WRITE “FOX LAKE ACTION” IN THE COMMENTS FIELD OF YOUR CHECK FOR YOUR RECORDS)

SEND TO:

Wyrough Law Firm, P.A.,

30 South Shore Drive,

Miramar Beach, FL 32550

WE ARE NOT GOING TO WASTE YOUR MONEY. WE HAVE SPECIFIC, REASONABLE GOALS AND OBJECTIVES THAT THE ATTORNEY WILL FOCUS ON:

1. We are not opposed to a development. There were always going to be homes built there. Enforcing Walton County rules for zoning and local compatibility will probably reduce the number of homes by 50% and make it a more natural extension of Santa Rosa Ridge.

2. County requirements for home “setbacks”. Enforcing code will likely reduce the number of homes by 30%+ from the current proposed design --- did you know the proposed distance from the house wall to the road in their design is 12 feet; have you measured your truck !! Walton county rules demand ~20 feet minimum!

3. A move from the currently proposed single family lot size of 1/10th acre to a more reasonable and compatible ¼ acre minimum lot size would single handedly achieve our maximum density objectives.

4. Reducing the density will also significantly relieve our concerns on traffic flow through our community and onto “393” where the new community across the street adds to our traffic concerns.

5. Rejecting the Trustmark “comparable” report and force it to be rewritten. Trustmark Bank has submitted a report to state their case to move forward with this development which does not stand up to scrutiny by any reasonable person and needs to be redrawn. This will support our density objectives.

6. Challenge Walton County that they are violating their legal duty by insufficient improvement of the local infrastructure to support the Fox Lake development as currently proposed. We need a 4 way stop at Ridge and 393 (or a light or traffic circle); Ed Walline Park at the beach will be even more overrun; the serious water management issues that exist in the area will be compounded.

7. Raise the issue that the land zoning designation from the county may be inappropriate. This is based on 10-15 year old decisions which will cost the county significant legal fees to reopen. If the density issue is resolved, they won’t have this problem. We will force this issue and expense if we don’t get the density resolved.

8. Make it very clear that we intend to drag this issue out into the 2016 electoral cycle if we are not satisfied. There is considerable animosity to these types of designs along 30A and in nearby areas for people who love the area and most of the commission is running for re-election in 2016. We will make it painful.

9. We are not asking for them to do anything other than enforce their own rules.

[Questions??? Call Nancy Jo Willis at 850-428-3636.]

On behalf of the residents of Santa Rosa Ridge we thank you for considering their cause and possibly supporting them with your phone calls, letters, financial support and attendance at upcoming community meetings. Please note that any donations sent must be sent to the address mentioned, not to the SWCC. The SWCC is in full support of this action by letting all of the SWCC contacts become aware of the Fox Lake Development. Thank you again for all your support to keep South Walton beautiful!

Hi,
We are currently looking to buy an established home on fairway drive and are big fans of keeping the local environment as is. Has the issue with trustmark and their development been resolved or are their any updates? Thanks much for any info.

It is shameful that citizens need to spend their own hard earned dollars to get Elected Officials to do what they are bound to by law.

Shameful.
