Rosemary Beach Home Sales Set Record

Rosemary Beach home sales are hotter than the temperatures around the south eastern United States. In July alone, the total dollar volume of sales ($23,383,333) bettered the entire year of 2006, 2008 & 2009 (separately) and topped August 2004, previously the highest dollar volume month on record for Rosemary Beach home sales.


Sure, three of the July sales were Gulf-front, but two were cash sales. When we consider that home sales in all of South Walton during July totaled around $75 million, it is very impressive that approximately one-third of that dollar volume was sold in Rosemary Beach.

Last year, the quantity of home sales in Rosemary Beach totaled 38, the second-highest year on record, according to ECAR (Emerald Coast Association of Realtors). As of the end of July 2011, ECAR reports 23 home sales year-to-date, with the sold dollar volume coming in at $53.6 million.

In 2010, the entire year’s dollar volume of sold homes in Rosemary Beach totaled $43.7 million. We’ve already blown past that number and we still have five months more to go. Inventory has grown since the low of 62 listed homes in January to 79 homes listed in July, as more people are trying to sell. If we look at the quantity of sales, we are are right in line with last year, which was still our second best year, second to only 2004.

For July 2011, we saw five reported home sales with the average list price of those homes at $5,297,600. The average sold price was $4,676,666. The average price per square foot of the sold homes reported came in at $1,117/sf.
