just found out it's no problem for new owner to get title policy- so, guess that is another piece of the picture that are no restraints on my lot.....!!!!!!!

As I've known now for over a year +.

Luckily for me, due to a series of "errors" (forgive me if that's not the correct word- I will call them right now since I can't think of another word pre-caffeine), during the sale and closing, I have a special lot with no buildout.

It's a lovely lot on the Cypress Pond in beautiful Cypress Dunes, which continues to get positive press regarding its beauty, amenities and location on 30-A. The club, though I have not used it personally, is gorgeous.

Per my attorney, (and it was also the opinion of the several other Walton county real estate attorneys who have looked at this) one could hold the dirt forever (which is a nice option currently- certainly saves on insurance, interest), use the builder of your choice- build it yourself even, and even build what you want, as long as it met design regulations, from what I understand per lawyer.

Truly, a special lot.

I would like to sell this lot to move on to other things; and will discuss a price. I have a bit in it, that of course, I would like to get back out. I would also entertain a partnership, perhaps with someone wanting to own, or a builder.
Unlikely a candidate as I may appear, TheSheep was looking for exactly the same thing for one of my special baafreinds. Would you be so kind as to drop TheSheep an email to my name, insert between the "The" and "Sheep" the word"complete" and end with @gmail.com? Ever so kind of you, I owe you a pat.

350.00 per square foot? Once again this realtor chooses a worst case scenario to make a point and worsen a market that does not need his help. There are houses on the Cypress Dunes Website and they are anywhere from 220 psf to 350 psf. He sounds like someone who is frustrated by his lack of success and slings stones at those who are high achievers. He needs to stick to things he knows about like.....well.....uh...you know...things that he knows about.

Is the price psf $350 including lot or $220 psf excluding lot?
These little details make a difference. If they dont have an answer for this question, it may be a hint to you.

Those are building costs....hence the "My friend did not want to pay Mr. Willis 350.00 per foot to BUILD." Does not take a genius to cypher these hints.

The cost to build, hard only, in the Panhandle, will range from a low of app. $115 psf of heated area. This will buy you a rather nice home, one that looks like this (cat not included).
