Didn`t Walton County just change the building codes for water run off from private property? I thought it is now written that all new residential construction has to retain their own run off in retention ponds on said property. If this is the case, how can this development with such a large footprint possibly retain all the runoff on the property? With basically zero setbacks, there will be no ponds. How is this happening?

There are quite a few restrictions to this lot ever being built on. The DEP Coastal Construction Line, The Coastal Dune Lake Protection Zone, and the storm water run-off requirements to name a few. However, the ease with which the developers were able to be granted a "hardship" variance to increase their buildable area by almost 8,000 square feet, leads one to believe that almost anything could possibly happen in the planning and permitting phases, including circumventing the storm water requirements of an immensely sensitive location. Just the proposed extension of San Roy Road would dump tons of run-off directly into the Inlet, not to mention the probable erosion problems that would be almost certain. I stayed here recently. To build on this “lot” is just the pits. Here is a photo or two (if uploads correctly) of the scene there. Kids playing on the inlet w turtle nest behind, right at “lot”.

To update the situation: A group of concerned citizens started a GoFundMe campaign that raised about $13,000, and the Eastern Lake Neighborhood Association (ELNA) contributed another $2500, which went to hiring a lawyer to file an appeal against the variance that was granted by the Zoning Board of Adjustments. Another property owner also filed another appeal. It will probably take over a year to get a ruling on these appeals, so effectively, this property owner will be blocked, for a considerable amount of time, from building on that lot. Meantime, the County has gone into negotiations with the owner to purchase the lot to be made into either a neighborhood access or a regional access. The County is still in the planning and appraisal stage, but the upcoming BCC meeting is suppose to discuss some of these plans, and I will keep you all up-dated. Thank you to every one who contributed. It has made a difference.

This is why when a lawyer destroys wet lands and creeks the county turns other way.was done over a year ago and still there. That's off Santa Clara at dead end. Pic is where they cleared creek and put in sea wall

^^^^^^^ If you have the cash, the county will let you do what ever you want apparently. I wonder who`s pocket was lined for that job? ^^^^^^^^
