Gulf-Front Home sells for $10.5 million

OK, I'll refrase - What "listing" agents have had "listings" sell over for $2,000,000 in the last 6 to 12 months? Can the MLS produce such a report?

Gulf-Front Home sells for $10.5 million

I would like to know over the last 6-12 months, what area agents/brokers have sold homes in the Destin/SRB area that are priced over $2,000,000. All you realtor professionals out there how can I get a report on this?

    Mission...Playpark in SoWal!!

That is a whole lot fit on a property that is approximately 360' wide by 1300''. A buffer space is likely to be required on both east/west sides as well. Practically speaking you must consider how much land will be chewed up by access dirves and drainage requirements. Most importantly has...

    Mission...Playpark in SoWal!!

Agreed, more recreational land for all children is a good thing. I have no problem with the land use, in fact I am for it. It is the nature of the recreational development that concerns me. It should be done thoughtfully to complement the existing residential neighborhood. If done right it...

Any Info on New Development "Sienna Place"

    Green Knight Lounge

This used to be a place in Destin, probably in the late 60's or early 70's. There used to be a giant green knight statue outside. It was on hwy 98 and at the time not much else was around it. I was very young but remember seeing it from the road.

shortage of manpower in the building industry

Pirate - you are absolutely correct. It also depends on your subdivision and what their architecual guidelines are. Plus you also have to allow for plans, permits and tap fees etc. $150/sq ft can still get you some pretty nice digs but you are right in that the same hose could be more...

shortage of manpower in the building industry

I too have often wondered about the difference in pricing as well. I personally spoke to some builders in 2005 who told me they would not touch a project unless they could make $100k on it (2000 sq ft houses). I am certain some of these residential builders (not all) were making as much as...

    Oysters this season...

There used to be a place called Tylers Beer Garden on Magazine... or maybe it was Tchop? The John Rivers Movement would play jazz there. They used to have 10 cent oyster night on Thursdays.

Correction: Panhandle real estate sell off just starting

Has anybody been around long enough to remember what the market was like in the early 1980's. It got pretty ugly for a couple of years but eventually came around very nicely. In Perdido Key, in those days you could buy almost new condo's that cost 85K a couple of years before for 45K. I know...

    Property Auctions

When properties at an auction have a "reserve" I dont think you get true buyers making bids. You get people who feel safe bidding on that 2M property for 1M . They will never hit the reserve, it is wishful thinking. Even though it would be a good deal those bidders think twice before bidding...

    Instead of Oil offshore....

Small fish seek any structure for cover and protection from larger predators. They also feed on the barnicles and other stuff that grows on the platforms legs. If there are small fish, then big ones are not far.

    Intracoastal Waterway

What exactly does a conservation easement cover. Is it just land that nothing happens on and you can't trespass, or can you for example lease hunting rights or grant some other sort of public access such as nature trails for hiking, camping etc?

    Property Tax

Thanks SJ, So if I understand this correctly, a homesteaded property will not increase to the purchase price paid. It can only go up to a certain limit and then a percentage every year thereafter.

    Property Tax

SJ, I have met with her and after that meeting I'm not sure if Large Scale ammendments will occur until 2007 or even worse possibly early 2008. Infrastructure Costs

    Wetland listings

In my case Defuniak would be too far north. I need to be in the "Choctawatchee Watershed". I have heard differing views of where this actually extends - as far as Alabama by some - but I have been told by the FL DEP that I should look to be south of I-10 for my needs.

    Wetland listings

Thanks for the info. I will definitely check out this avenue. I have been in touch with the FL DEP and they suggested I buy the mitigation land outright and then place a conservation easement on it. However, nobody at the DEP metioned mitigation banks but I have read about them.

    Wetland listings

In my very limited understanding you may purchase an increased quantity of wetlands to offset the use or development of wetlands you may have on your property. This could be a multiple from 5 to 60 times the amount of wetlands you are trying to use (mitigate). You then give the state a...
