    Mass Transit

We do have a traffic problem though and, like many cities and amusement parks, tourism is the primary industry here.

    Mass Transit

I think an additional tram from freeport to 98 would be a great idea and could be incorporated into the new bridge. It would resolve the traffic problems caused by lack of affordable housing for workers.

    Mass Transit

I didn't recommend the tram for 30A. Read above. I recommended it to go on the 98 median from ft. walton to panama city.

    Mass Transit

I should have clarified. A tram is traditionally a railborne vehicle. I would propose one that runs on an electric railway on the highway median, which is ideal and economical for the area since there is only one major thoroughfare. Will resorts be cooperative? If they need tourism maybe...

    Mass Transit

I haven't been back in a while, but when I saw this thread I had to comment! Being a New Yorker, I'm not really a driver and always prefered to get around by foot or public transport. I've been putting a "98 Tram" into the subconciousness of my friends here for along time. Everytime we plan...

i've lived in high density cities most of my life. doesn't bother me at all. but there has to be an actual city with actual city infrastructure. density is fine if there's something to walk to besides other people's houses. can you walk to the grocery store in seaside or rosemary or alys...

of course he can do whatever he wants! he owns it! the point that was made was that he's made a huge pr game out of saying the development is done with some kind of environmental/design philosophy in mind. while he is welcome to use that as a rationalization, why would anyone who is paying...

    More development at Seaside??

this is a case of destroying what will make you REAL money. it's literally someone who doesn't understand the value of what they have and destroying the value. condos by the beach are a dime a dozen. what's being done here doesn't bring big money, it cheapens the area. we just put our house...

    Mission...Playpark in SoWal!!

this is such awesome news! civic involvement is really the only way to get this kind of thing done here :) i've not heard of any local officials or government, except cindy meadows, supporting interest in public spaces or infrastructure. in nyc, though we had several playgrounds and a 600...

    Revisiting SoWal

p.s. even in the city they had the sense to preserve 843 acres for public space-in the center of the island. it's called central park and it's 6% of the total land mass of manhattan. oh- and golf courses and military land are not "public spaces" more houses is not what makes housing...

More Illegal Activity -- Filling in Wetlands

floridagirl...i was wondering who on earth would support the flagrant misuse of eminent domain..i guess i know now.. i seriously DO NOT think we need anymore efforts to protect developers, i think they do fine on their own. i'll still to protecting defenseless wildlife and the environment...

Builder ready to sell home at cost

according to most realtors i know, alot of people are deciding to lose their deposit from pre-construction contracts or selling just to pay off the mortgage. right now the value of a house in this "market" is too volatile and really can only be judge by what someone else will pay for it at that...

    question for local experts

you pegged the sandestin problem perfectly. why on earth would someone buy a 1.3 million townhouse in a half-finished development when it's within walking distance of a cheap springbreak hotel full of college kids?

    question for local experts

hm...read just a few of the travel reviews online or, better yet, ask a tourist on their way home from a holiday here. i think you'll find the smugness sandestin feels about their own "success" is not exactly warranted. while they've had some success in the past. they're resting on their laurels...

    question for local experts

i also strongly believe after my own research that maintaining local charm, but improving infrastructure is exactly what would bring top dollar here. i guess people disagree on what progress is. but you can't disagree on what increases home values.
  40. M

    question for local experts

i think there are always people who will pay to live in dumps, but they won't pay top dollar. i guess i saw more potential in this place than developers did. i saw it having the potential to be so much more than the "redneck riveria", so i guess i did disagree.
  41. M

    question for local experts

no, i'm not confused. while market shops is most definitely irrelevant, i'm talking about the village. since sandestin encourages serving underage drinkers the sherriff won't come to the village anymore, this is creating some issue with safety and that combined with sandestin conferences...

    question for local experts

PRECISELY! and building condo on top of house on top of condo without addressing planning or infrastructure that affects home values is DEFINITELY someone building for today..this is most definitely NOT taking advantage of tomorrow's opportunities!:idontno: but then real business acumen takes...

    question for local experts

i'm responding to all these great answers....so forgive if it's hard to tell which one! in fact, there are state laws that require dri's (developments of regional impact) to contribute to affordable housing and infrastructure. there are 22 such developments in walton county and none of them...

    question for local experts

classic sowal con move!!! in all myyears in nyc i never met people with such criminal minds! that behavior hurts sales prices in the region! our friends point to the nytimes article about st.joe's faked out "free" amenities as their reason for not shopping in this market. actually just heard...

    question for local experts

development is more than construction it's planning and marketing. actually, if you allow for a 1/4 acre of green space per building or ensure a safe and comfortable infrastructure, home prices show you can charge twice the amount for the actual residence. even with our land prices, it's...

    question for local experts

sorry, i guess you misunderstood. i asked about developers. not contractors. developers are presumably in business not to construct, but to make money.
