    FWIW, I bought the house in Mountain Brook that is listed on that link. My wife and I are doing an extensive renovation on it. It was scheduled for an absolute auction; however, I negotiated a price with the seller in advance of the auction.

    One observation on Seaside... We own a house on 30-A and thoroughly enjoy it. When we bought it, it was on the rental program (which I was most unimpressed with). In any event, we promptly removed it from rental because the income was modest compared to the expense of the house and its value...

    Smiling Joe is correct. in order for the one year period to commence, you must hold both equitable and legal title. a purchase agreement only transfers equitable title.
