In most cases, the auction company has an exclusive after the auction for situations like this. I have heard some that were for as much as 6 months after the auction.

The 579K is a 6th floor unit. If you account for let's say a conservative number of $7,500 discount per floor as you go down and then another $50,000 factor for the first floor negative....that's a total negative factor of $87,500. Add that to your minimum and the difference is now about 9% off...

There are 3 2br units listed right now for less than $350K. Your 295K plus buyer's premium puts yours at $324,500 to get the bidding started. That puts yours at a 4-7% discount....not real attractive. I KNOW I can negotiate better than that. And the 3br seems to be a first floor unit. You can...

I hope the reserves are 40-50% lower than what you have advertised. Based on your currently advertised minimums, you have given everyone a reason to NOT show up. Anyone can negotiate much better deals.

Good point. I try to follow up and check as many properties as I can. Almost all that I have checked have closed.

I will be at the Roebuck auction. I've attended a lot of auctions in this area and Roebuck is the only company I see actually selling property.

I consider the dot-condo meltdown (I love that term by the way!) a different situation. Most of those were people who had committed at the market boom and by the time they were ready to close, the bubble had burst and many of these units were not worth 200K and more less than they had committed...

I understand a signed contract does not ensure a closing, but it does show offer and acceptance. And I don't know many people who would walk from a non-refundable 10% deposit.
