    Wanted Looking for Realtor

If the MLS states a 2.5% cobrokerage you can damn near bet the farm it is a 5% listing. And no the agent bringing the buyer does not care. Why would he/she? And I'm really not sure what your point was?

    Wanted Looking for Realtor

Ok, I understand your point. It is usually obvious by the payout in the MLS listing. And as I have posted, very rare that it's not 50/50. And frankly who cares?

    Wanted Looking for Realtor

Kind of moot because it rarely happens. Often a non rep agent is the buyers brother-in-law from another part of the state and is absolutely along for the ride with zero intention of doing any of the work. And your post here (bold part) contradicts your previous post where the buyers agent...

    Wanted Looking for Realtor

So if a listing broker does not have a 50/50 split on a particular listing, the buyers agent should not show the house/property? That would be unethical and that would mean the buyers agent is working only for his/her commission and not to serve the customer (buyer).

    Misc Heartbreaking Gulf Front

Seems the prevailing wisdom here is for everyone to sell or donate their south walton property to the state or county. Turn the whole place into a sanctuary. :dunno: Question: Does this include the massive amount of development currently happening along Chat Holly Rd? or is 30A the only thing...

All in writing as part of the listing agreement between the seller and the listing broker.

    Wanted Looking for Realtor

That 60/40% was an old Ft Walton thing that spread to most of Okaloosa & Walton. It's pretty much extinct. Very few (if any) 6% residential listings in this area. Even vacant lots are 4-5%. Some commercial is still 6%, but that too is becoming rare. I have never seen a transaction fee attached...

    Wanted Looking for Realtor

It is the custom. However, there can be other circumstances that can change that, and it not be greed. In some cases the listing agent will also offer more to a cooperating broker than is kept with the listing broker.

    Misc Heartbreaking Gulf Front

One could also make the point that insisting that the property owner is somehow morally obligated to donate his property to the state or county is also trolling. And it wasn't an insistent, it was a suggestion. And I'm certain that one who would spend 9M on that property is a beach lover as...

    Misc Heartbreaking Gulf Front

I find it humorous how so many here "want to save south walton...save 30A" :rotfl: How many who advocate this are willing to give their property to the county or state for conservation?

    Misc Heartbreaking Gulf Front

Where does this crap come from? I never said I wanted to develop that property. I don't own it and I don't want it.

    Misc Heartbreaking Gulf Front

So, if it is clear to you that it should not be built on...are you prepared to write that 9 million dollar check and insure that it is not built on?

Indeed and you are living in a fantasy world.

    Misc Heartbreaking Gulf Front

I'd ask you the same question I asked above. "Fend off"? What exactly does that mean? Seems many here do not support private property rights? Does your home and/or business have paved roads? Was it developed? Or can one assume you live in a tent in the woods?

    Misc Heartbreaking Gulf Front

To what end? At what point in history would you like to go back and "preserve natural areas for future generations"? 1990? !980? 1970? 1950? Earlier? Was it ok when Grayton Beach was developed at the beginning of the last century? Is 40% of south walton not enough? Is Grayton Beach State Park...

    Misc Heartbreaking Gulf Front

No thank you sir. I have no desire to purchase south walton property. However, I can assure you that if I owned that parcel I would sell it in a heartbeat. And since the state already owns 40% of south walton...they could do without mine.

    Misc Heartbreaking Gulf Front

I do see a lot of that here concerning south walton development and especially 30A development.

That would be incorrect. Your screen name is fitting.

    Misc Heartbreaking Gulf Front

Not sure how one could consider my post crying? Or why it would be assumed that I don't care about the ecosystem. To the contrary...I suggested someone purchase the property and gift it to state.

    Misc Heartbreaking Gulf Front

Here's an idea... Maybe one of you crybabies should ante up and write the 9 million dollar check and donate it to the state.

Agree. And those efforts aided in the production of the land development code. And that code determines what is or is not “a good fit”

And the developer made out like a bandit turning a 700K investment into a 7 million dollar sale. At the taxpayers expense. And now the county is using the property to shuttle people to other businesses so they can prosper. At the taxpayers expense.

    Grayton Motor Lodge

#1 is as valid of a point today as it was 10-20 years ago. #2 I disagree as most of that “neighborhood” is commercial. #3 is another valid point and storm water runoff is addressed as part of any new development, including a single family home.

I like it. Especially after reviewing the documents in the link provided by Jimmy T. It appears the developer is building with much less density than allowed. And the retro style is attractive.

For Rent Is A Pool Desireable In A Long Term Rental?

That would be unfortunate. This is a home we would live for a few years before entertaining the idea of leasing it long term. And we would like a pool while there.

Looking for feedback. Considering a pool for a home in Point Washington that will eventually be a long term rental. It will add an expense and additional insurance. Thoughts? TIA.

The piece I noted is across from beach access that's lacking parking. It also could have alleviated the issue of folks parking on the ROW.

Patient? The market is improving. Patience will cost $$. The county had plenty of opportunity to make smart land buys when the market was down. Example: The property across hwy 30A from the Ft. Panic (Dune Allen) beach access would have been an Excellent opportunity to create a parking...
