If you were an owner who rents your home how would you handle this situation?

I agree, work from the contract. Yours sounds very similar to ours as far as cancellation beyond the 'full refund' time frame and refunding any portion that can be re-rented.

    What's the typical security deposit?

We charge $250 for rentals that are usually between $750 and $2000. I cash it on receipt and mail it back after checkout. I have never had to keep any part of it. The only time I ever agreed to just hold a deposit check (not my beach property), the guest was there a month, left the place a...

    VRBeware

I have been getting a lot of inquiries through VRBO lately for my ski property from people coming to 'work' the winter season and asking about monthly rates. Usually they are from Brazil or Mexico or somewhere. Simple reply is that we don't rent monthly during prime season. They are all so...

    2009 rental rates

    Calling The Bottom

We have had our place for 10 years now and I can tell you that the 'ownership aggravation' is nowhere close to the 'ownership joy' for us. I'm sure it varies by owner, the amount of use you get out of it, and what types of 'aggravation' crop up.

    Calling The Bottom

According to Barbara Corcoran, Today Show's real estate 'expert', now is a great time to buy. But so was last month and the month before that..... I think she said something this morning like 'we may not be at the bottom but we are in the bottom' while never mentioning any specific areas...

    Any experience with HomeAway

I tried homeaway around January for a ski property in Utah. My property was pretty well booked already for last season but I wanted to get some more exposure beyond vrbo for the remainder of the season plus the ramping up of the 2008/2009 season that will begin soon. However, my inquiries...

    Grove at Inlet Beach

I think that is the name of this development - it's just east of Shades. I was down a week or so ago and was surprised to see the deterioration of the houses in progress there. There is also one foundation sitting and one empty lot with a for sale sign on it. Did a builder go under?

VRBO - who uses it? Is is hard to set up?

One point about pictures is that vrbo will only let you change them for free on your anniversary renewal date, unless policy has changed. Otherwise there is a small fee. You can add new pictures at any time to move up the list for whatever the additional charge is. I have found that finding...

Temporary Increase to Our Conventional Loan Limits

    Foreclosure Crisis Overblown?

I wouldn't be surprised if most of those foreclosures in Seacrest are either speculator owned who got caught when the music stopped or 2nd home owners who just bit off more than they chew at the wrong time. Each market is totally different. Here in our metro Atlanta suburban neighborhood, I...

    For Property Owners who Rent...

Several weeks ago I had someone email me regarding our ski condo. The nightly rate is around $250, lodging tax is 10.35%. Minimum stay during ski season is 5 nights (but flexible to fill empty holes and also as the dates get closer). They were inquiring about a 3 night stay on a weekend in...

    Trip Cancellation

We allow full refunds for cancellation 45 days or more prior to arrival minus a small ($25) fee. Anything less than 45 days is not refundable unless we can rebook the property. Time to stop blaming the housing mess on the interest rate increase!

Hard to tell. If someone is lending their money, only that person/company can assess the risk. You seem to imply that brokers make the decisions to lend money. Brokers do not lend money or make lending decisions. Brokers submit loan applications/packages to wholesale lenders. The decision...

Time to stop blaming the housing mess on the interest rate increase!

Again, personal responsibility lies with the buyer. A car dealership is in the business to sell cars. As long as the customer's credit meets the qualifications and there is no fraud involved, the dealer should not be in the business of policing how a person spends their money. What do you...

Time to stop blaming the housing mess on the interest rate increase!

Typical know-it-all response that has nothing to do with what I said. These 'deadbeats' are making their own decisions on what to buy and how far to extend themselves with consumer goods purchases. Just because someone says 'Sure, you can have this $30,000 truck for $600 a month' doesn't mean...

2 fams, gulf front vacation rental

Homeaway has been around for about a year, I think, and actually purchased vrbo.com and several other sites (cyberrentals, A1 rentals to name a couple). So far they are keeping vrbo separate as you still pay a separate fee to be listed on vrbo. If you sign up at Homeaway, you also get listings...

Time to stop blaming the housing mess on the interest rate increase!

I realize that packaged car loans may be a problem, but my point is that the blame on many of these foreclosures, barring fraud, job loss, illness, lies on the borrowers. Typical scenario: Borrower: I want to refinance my home, I can't afford the payments anymore. Loan Officer: How is your...

Time to stop blaming the housing mess on the interest rate increase!

No one ever seems to mention that a lot of times these idiot borrowers COULD afford their mortgages when they got them, but then proceeded to go out and buy a new car with a $600 monthly payment, then maybe even a 2nd car after that, because the auto companies will make loans to just about...

How Can Anyone Afford to Buy?

My point was more aimed at the other statement implying that the only way to own at the beach is: "....2 jobs, credit cards, HELOCs, 401K loans, ramen--lots and lots of ramen (five different flavors)".
  44. S

How Can Anyone Afford to Buy?

More blanket statements about groups of people while using nebulous words like 'lots', 'many', and 'some'. I'm sure there are 'lots', 'many', and 'some' who did the opposite and are as happy as they could be with their beach homes.

    What is a "short sale"?

As was said, all banks are different but I have heard that most will not even consider a short sale unless the buyer can prove they are unable to pay, not that they just don't want to.

When Do People Start to Book Their Summer Vacation?

There was a big debate a couple years ago with some pushing from tourist areas (the east coast beaches - Jekyll, etc) regarding losing a month of business. Other arguments for starting later were the heat and having to run AC on high in the schools, extra smog from the buses and increased...

When Do People Start to Book Their Summer Vacation?

Many Atlanta area schools (and most of Georgia I think) start the first week of August. Some have even started the last week of July in the past year or two, so 2nd week of August is when prices tend to drop off.
