If it exists, I haven't found it yet. Not an individual lot outside a subdivision, but maybe an up and coming 'WaterColor' where the price snake hasn't bit quite as hard. Suggestions? Is there any nice communities started on the north side of the bay. I've heard about Cornerstone's, but they seem to be a year out. My price range is up to $700k for the lot.
There are quite a few lots under $500k on the north side of 30-A. Lakeside at Blue Mountain Beach is nice. It is new and there were some recent resales around $450k. Also Cypress Dunes, Forest Lakes, The Cottages at Eastern Lake.

I don't think you'll find sites for some of those smaller developments. Things have sold so fast, they couldn't get the sites finished before selling out. You can search all property in the public MLS here: http://www.sowal.com/property.html Look under South Santa Rosa Beach and South Walton East for 30-A corridor. Then click the residential land tab and enter your price range.

Watercolor just did a release starting at 500K. Not sure if they're gonna do another release but can check. Also, there's a few lots under 550K in Seacrest Beach which has appreciated beautifully. Theres currently 356 listings south of 98 in 30A area less than $550K, many are in nice communities. Had to break them into west 30A and East 30A. I have a lot in the Lakeplace south of 30A next to Uptown Grayton. Beautiful non-rental 50 homesite subdivision on western lake. The lot is fairly large 80 x 120. It's just been reduced from 825,000 to 750,000. The only other lot in that subdivision for sale is smaller and listed at 1.5 mil. If you're interested contact Tommy Shoales realty. :clap_1:

It's not in a "community" per se (but the neighbors there insist there's a great "community" within the street, does that count ;-) ?) Backs up to the golf course and a creek on the adjacent property. Beach access at end of street. We like this area because the beach seems far less crowded here than in some spots.
