GOOD experience w/heating & air contractor

    Just had a very good service experience with Adkins Airconditioning and Heating, the local Trane dealer. Quick response, nice people, and very reasonalble cost. 80 Morrison Ave. Santa Rosa Beach.

    I also would recommend Taylor heating and A/C 850.234.3200 850.596.0678. He actually went out diagnosed the problems and repaired the system correctly , when everybody else just just wanted to replace entire systems for 5 times the cost . Right is right and fair is fair .

    Has anyone on this board ever had a control system put on their heating and air systems to regulate the temperature? If so, could you recommend who did the work? We were told last year that it could be done and that way our guests would still think they were turning the air down but actually we would have it set to a resonable temperature. Our air conditioning bills this year have been worse than my full time home and it is 3 times the size of my beach home.

    I had wanted to do this to my houses when I first bought, but my husband said that it was too easy to for someone to open them with a screw driver I think. I haven't really looked into further to be honest, but if you find out anything more, please post. The electricity costs have increased from last year and gas has more than doubled. Do you have someone changing the filters often? and have you had an A/C company come and check the system for leaks etc.? I have a 2100 sq ft tri-level and my bill last month was approx. $200. and I 4 large windows in each bedroom facing the Gulf and its a 2 zoned system.

    We recently had regulators (with a very reasonable setting) installed on both our thermostats. Your guests will not even know they are there. Our utilities bills have gone up considerably. But the main reason was that people kept whirling the control all the way down, then leaving doors open or leaving the house. This is a tremendous strain on your a/c system and shortens its life. After spending almost $2K on a new condenser that had to be installed on July 4th for the guests' comfort, we decided to take matters in hand.

    Don Walton of Walton Electrical in DeFuniak Springs did our work and we were very pleased. He responded within hours, installed the new condenser the next day (July 4), and did not charge extra for the holiday. The cost was high because it was a very large unit and we had him check the other unit out while he was there.

    Oh, the cost of the regulators is about $100 each and you will need one on each of your thermostats. They can regulate both the a/c and the heat.

    Donna, you hit the nail on the head with the doors being left open. I have 3 sliding glass doors, and they leave them open when they go to the pool which is right outside the door. It seems to help that I included in my leases that if temp is turned down too low or sliders are left open, that the system can freeze and stall which is a service call, and that it will be deducted from security deposit. I have not had this problem since I included this. Thanks for the info on the regulators. Something to consider installing in October.

    call steve at Adkins he can put them in. it is easy and really does help when the renters don't take into consideration the amount of stress they put on the A/C units.
