JOB DESCRIPTION: MAINTENANCE TECHNICIAN

SEASIDE TOWN COUNCIL, INC.

Nature and Scope

The Seaside Town Council, Inc. (STC) provides oversight and management on behalf of the 9 individual

Home Owners Associations (HOAs) that make up the residential neighborhoods of Seaside. Seaside is a world-renowned resort community and it is the STC staff’s role to maintain the common areas at the highest standards possible with the resources we have available.

The Maintenance Technician (MT) shall ensure that STC is effective and prompt in repairing and maintaining the common areas include our residential streets, footpaths, parks, and beach pavilions.

Ensures Seaside is presentable, inviting, and adheres to Seaside’s curb appeal standards at all times.

Duties and Responsibilities

The Maintenance Technician will be responsible for the inspection of all STC Common area property on a daily basis, identifies current and future maintenance requirements bringing it to the attention of the General Manager. Resolves maintenance problems by conferring with management, and establishes a good rapport with technicians, contractors, and other persons in a position to understand maintenance requirements. Ensures trash/debris is picked up daily by Groundskeeper from common areas and streets.

Inspects the safety of the (7) private residential beach pavilions daily.

Complete routine maintenance and minor repairs. While moving about the property, the MT is expected to be proactive in sharing issues at homeowner’s cottages that need attention, immediately notifying the General Manager of instances needing special attention, such as vandalism or other items needing significant maintenance or repair, as well as notifying STC Security of any safety or security concerns.

The MT is to ensure production operations by determining work priorities and scheduling repairs and maintenance. Must be knowledgeable in the procedures and safety measures associated with industry and company standards, also must be familiar with standard concepts, practices, and procedures within a broad range of the maintenance field. MT will be expected to perform all duties in conformance to appropriate safety and security standards. The MT will assist the General Manager with supervision of STC Contractors working in Seaside.

The MT is required to be on call and work after hours and on weekends if necessary. The MT must maintain a good driving record and understands that personal care of the company assets is required.

STC has an off-site warehouse. The MT is responsible for the organization of all material in this warehouse as well as keeping an up to date inventory list of all STC tools, ensuring all tools are maintained and kept in working order. The MT will act as a purchasing agent for Maintenance and Groundskeeping supplies under the supervision of the General Manager.

Requirements

The position generally requires work during early morning and daytime hours and in an outdoor environment, in some cases extreme weather conditions. This is a full-time position that may require working after hours and on weekends.

The MT must be self-motivated and able to act proactively to resolve problems before they come to the attention of owners and guests. MT must be positive and direct in striving to achieve the Town Council’s goal of a clean and orderly community. The MT must also:

Have physical capability to:

Be able to safely move about on a variety of surfaces, including sand and stairs daily

Bend, lean, twist and climb throughout each day

Pick up items weighing up to 50 pounds or more.

Must have proficient skills in painting, plumbing, and carpentry, electrical and landscaping techniques.

These skills will be used daily as a part of this position.

A Valid Florida Driver’s License is required

Have the ability to:

Communicate effectively orally in order to effectively present information to their Supervisor

Organize and use time effectively to accomplish priorities

Give and accept constructive criticism

Establish and maintain a professional relationship with home owners, guests and fellow staff. Frequent contact with guests requiring courtesy, discretion, and judgment.

Maintain composure in difficult situations

To make independent judgments which have considerable impacts on the organization.

Education and Experience

This position requires a high school diploma or G.E.D. and at least 5 years of experience in related position.

Anticipated Starting Wages and Benefits

This position shall be paid an hourly wage based on qualifications and experience. Major medical, a

401(k) retirement plan and other optional benefits are available to full-time Town Council employees.

Other

The MT is expected to use reasonable discretion in language, dress and manner to ensure the Seaside
Town Council is perceived as a well-organized and effective organization. Smoking and other forms of tobacco shall not be used while in Seaside. Breaks shall be taken discretely and in no case on a beach pavilion, nor in a common area occupied by owners or guests. A lunch break of 30 minutes will be compensated only if the MT remains onsite.
