Hmmm $1300/Sqft. ... At that rate I could afford an elegant place - for my dawg. :D

Wasn't this house on the market for that same price for about six months last year? Did it sell or did they take it off the market? The house is elegant, not at all your typical beach house. It also enjoys the most spectacular view of any of the houses on Grayton, has the best beach access without the necessity of walkovers, too. We notice that it is a big house for weddings bookings. As for value per sq. ft., you have to assume about $3.5M for the building lot alone and that is probably conservative for that spot. In our situation, our home is only about one-quarter of the overall property value, with the Gulf-view and beach access lot being the major factor. It will be interesting to see who ends up buying this house.
