Lake Powell Property Across From Camp Helen Gets New Owner – The Defuniak Herald & Beach Breeze

A 39.5-acre property just across Lake Powell from Camp Helen State Park recently changed hands, selling for $13 million.

The property is located in southwestern Bay County just east of the Phillips Inlet Bridge and mostly on the south side of U.S. 98. It features extensive lake frontage. Still vacant, this land has been subject to previous plans and approvals over the years. Among those was one known as Sunset Pass, featuring a 22-story high rise that generated controversy over a decade ago and, that, in spite of the name, did not comes to pass.

The most recent plan approved for the property was known as Paradise Bay. Approved in September 2016, it included a 77-unit residential subdivision and 80-unit hotel.

A little over two months ago, on April 20, Lake Powell Holdings, L.L.C., sold the property, composed of three adjacent parcels, to Oak Beach Partners, a limited liability company with a WaterSound, Walton County, address.

According to Bay County Planning and Zoning, the new owners have indicated that they will not be proceeding with the plans as previously approved but will be preparing a new submittal for consideration.

Oak Beach has approval for 72 residential lots on the property. While better than a hotel or high rise - this will put a lot of stress on the lake and the state park. Hopefully it will be non-rental and low impact.
