South Walton Real Estate Report for February 2014

The latest real estate report for February 2014 in Walton County reflects a healthy market with an increase of 17.4% of closed sales over the same month last year. An increase of 38.8% for new listings shows that sellers are hoping a strong spring market will provide plenty of buyers.
A decrease of 12.8% in cash sales may just signal a very significant shift from recent cash-heavy transactions as the market was in recovery. Median days on market for single family homes is down a whopping 45.6% from the same month last year.
Median Days on Market is the amount of time the "middle" property selling this month was on the market. That is, 50% of homes selling this month took less time to sell, and 50% of homes took more time to sell. The median is not particularly sensitive to sales of homes that took an unusually large amount of time to sell relative to the vast majority of homes in the market.
