Ten Questions for Emerald Homes

Emerald Homes has quickly become a major player in the South Walton real estate market, offering luxury properties in several of our beach communities. We received the following Q&A from Emily Natalio, Marketing Coordinator for Emerald Homes, Northern Gulf Coast, which covers some of the most frequently asked questions about the company and its offerings.

 

1. When did Emerald Homes start doing business in South Walton?

Emerald Homes introduced its distinct homed to buyers of Highland Parks at Blue Mountain Beach in Spring 2013. Emerald Homes offerings in South Walton allow buyers to own more than just a home - buyers have the chance to live the 30A beach lifestyle.
The pool house is the heart of the neighborhood and provides an unbelievable space to each homeowner and guests. The pool house boasts a natural setting with a beautiful pool with water features and a hot tub, covered grill area, fire pit and an observation tower. The tower offers a sweeping panoramic view of the Gulf of Mexico.
 

 

2. Can you tell me a bit about the company? 

Emerald Homes has created a tradition of excellence by developing innovative home designs and crafting luxury homes with meticulous attention to detail for over a decade. Our philosophy is to incorporate features and amenities into our homes that complement each individual customer’s preferences, personality and lifestyle.

The successful blending of our customers’ ideas and our experience creates dramatic living areas with personalized touches, from gourmet gathering kitchens to spa bath retreats to outdoor living spaces. Our focus is to create highly livable homes by combining luxury and function.

Emerald Homes are built with quality materials by an experienced team of builders, and each home is designed and constructed with the latest in building technology and design. We combine your ideas, luxury features and attention to detail to create your unique dream home.

 

3. Who are the key players in the company?

Locally our key players are Scott Whitehurst – Gulf Coast Division President, Todd McCrory - NWFL Division President and Steve O’Brien – Vice President of Operations.
 

 

4. How do you go about working with clients? 

We have a sales information center onsite at Highland Parks with model home tours. Coming this spring we plan to have a model home in Prominence on Scenic 30A at WaterSound Beach, and a model home in Audubon Point in Point Washington. We welcome everyone to stop in our sales information center to find out more about Emerald Homes.

 

5. What is the typical sale price for your local properties?

Prices start in the mid $500s for Highland Parks. We plan to release pricing for Prominence and Audubon Point this coming winter/spring.

 

6. Do you handle rental services or strictly sales?

Currently, we only offer homes for sale.
 

 

7. What other communities are Emerald Homes a part of?

Audubon Point features 62 home sites tucked nicely between two natural conservation areas off County Road 395 North in Point Washington. This community is close to everything yet offers seclusion.

Audubon Point homes have simple tin roofs, traditional exteriors emphasizing craftsmanship inside and out, floor plans ranging from 2,034 square feet to 3,124 square feet and 3 to 4 bedrooms and 2.5 bathrooms.

Prominence is located between Alys Beach and WaterSound Beach on both the north and south sides of Scenic 30A. Prominence planned offerings include single family homes, townhomes and tri-plexes. Several home designs are under development and are scheduled to be released for sale in early spring. Plans also include two large amenity centers featuring a pool, clubhouse, tennis court and spa.

Developers Comer Company and Woodford Capital are planning a Town Center for Prominence on 3 acres with 700 feet of frontage on Scenic 30A. The Town Center plans include a large covered event pavilion – a central gathering place with a cinema screen for movies as well as a stage for concerts and other events. There is also a s’mores fireplace nestled in the corner of the pavilion area – a great place for kids - and harvest/picnic tables which offer a place to eat and/or watch events. In front of the pavilion is a large town lawn. The pavilion and the town lawn form the center of retail shops as well as restaurants/cafes and coffee shop. There is also space for a 4,000 square foot restaurant tucked on the eastern edge of the property. 

 

8. What is the typical timeline for projects?

Each community will be different depending on the number of home sites, product and features. We estimate that the build time for each home once we receive the permit to be six to nine months.

 

9. What is the relationship with DR Horton?

The Emerald Homes brand has always represented luxury. In 2001, Emerald Homes joined the D.R. Horton family and is leveraging D.R. Horton’s resources to offer discerning buyers in the Northwest Florida market a personalized approach to the luxury home buying process. While we have the financial backing of D.R. Horton, our home plans, features, amenities and offerings are completely different.
