Walton County Florida Real Estate Report for April 2017

The latest SoWal Real Estate Report includes all of South Walton real estate activity for April 2017, including statistics for single family homes, townhomes, and condos in Walton County, Florida.

Single family closed sales were down 6% for April compared to the same month last year. A rare month over month decrease for this stat and probably an aberration considering how hot real estate has been in SoWal for quite awhile now. The number of new homes being built is staggering. Alys Beach construction has 71 homes under construction at this time. This number doesn't include additional homes under construction in Alys Beach by outside builders.

The number of pending sales for Walton County was down 1% over same month last year. Inventory was up 1.5%. Median sales price was up 6%. Dollar volume was up 10% over last year.

Months Supply of Inventory for Walton County was down 6.6% over the same month last year at 7 months for April 2017.

From the report: Months Supply of Inventory is an indicator of the state of the market, whether it is a buyers' market or a sellers' market. The benchmark for a balanced market (favoring neither buyer nor seller) is 5.5 Months of Inventory. Higher numbers indicate a buyers' market, lower numbers a sellers' market.
