Local professional looking for a place under $1k/mo

I am a single local looking for a place to rent that is $1k or less per month. Preferably a carriage house, or efficiency cottage type deal. Not really a fan of apartments. I'm a nonsmoker, very quiet, great references. I have 2 amazing and very well mannered dogs. A 9 year old Border Collie, retired from horse ranch work, and a 3 year old Catahoula rescue. I'm looking to move in asap, but will be gone from August-November on business, but want to secure a place to come home to. Wanting a year lease, but will definitely renew.
