Does the County have a responsibility to take over abandoned subdivision? If so, what is being done?
I am aware of Driftwood and the various issues there, but there seems to be many more cases of bank owned or developer abandoned subdivisions in the area.
How will they be handled?

If you can convince the local liberals on this board that it would generate a lot of revenue, you could probably get this PRIVATE property seized for the good of the state.
Other than that, I can not see how you would come to a conclusion that the county can just go in and take a subdivision. Define abandoned. They have procedures in place to correct those that are not being completed. And if they owners do not pay their taxes a procedure in place would handle that.

Yeah, like what is the deal on the abandoned subdivision at Heritage Dunes on Eastern Lake Road? I just don't get why only one lot has been built upon in the past 5 years out of about 30 lots?

Most were put in place based on the thinking that the bubble could never burst.
If and when they all get built out, it will be a nice addition to the local tax base.
I only hope the infrastructure and roads necessary to handle all the added people stays in step with the eventual growth.

There may not be much activity (only one house currently being built there, only one lot resold in the last 15 months), but Heritage Dunes isn't exactly "abandoned" in my book. Like many recent 30-A developments, most of the lots there were purchased by speculators while the beautiful, shimmering bubble rose.

Tell me how seizure of private property by government is now a Conservative view if taxes are being paid by the holders of notes? If they are not, then tell us what we do with said property after it's seized. Build affordable housing? Turn them into parks? Oh wait, that might require stimulus to create these new jobs and housing. The horror!

Mango, come on! I think wrobert was pulling your leg or trying to get a rise out of many on the board. IMO, you bite.

That has been the trend for the last month or so.

Noting wrong with a little quid pro quo nip. The tap tap on the windows has become rock throwing now. Like Skunky mentioned, a trend, and an unnecessary one as far as I am concerned.
P.S. I never bite, but if cornered, I will break out the lady Glock.

Factors other than the market rise and fall are Heritage Dunes has no build out restrictions, most lots are rental restricted (no short term).

my only mentioning of this process is not to invadee private property rights but to point out that purchaser of a subdivided lot advertised as having water, sewer, and electric has been left out in the cold by a defunct HOA or developer or a combination of both.
we have a great supply of proposed lots but no real build out or solid promise of buildout under the current system of placing lots in the record with actual installation of services. we could revert to each individual lot owner makinging sure they are seriviced by water and sewer along with electric, it is not counter to beoing a good conservative to ensure that a landowner has a proper access to services.
This is a basic right of propeety ownership to have what is promised in the transaction.

citeright, there are some subdivisions that were approved & started in SoWal ... NatureWalk, Chateaux de Paris (?!), maybe parts of Driftwood, I'm not sure, come to mind ... that may not be fully served by utilities.
But are you aware of subdivisions where lots with no services were sold to individual consumers?

Just remember I have gotten old and fat so you do not have to lead as much.

Now that is an interesting issue. While the infrastructure may have either been completed or a letter of credit used to allow the sale of a lot, nothing that I have seen secured the payments needed to be made for water/sewer taps. So I wonder if you can get a building permit. And if not, how does that affect the value of the land in the sd.

I know of people who have submitted their architectural plans to the architectural review committee and were turned down.
I can't find anywhere that their architectural standards are specified. Any ideas? Anyone?Beach ComberAuthor

Harsetvedt Plantation on the south shore of the bay comes immediately to mind.
I'm sure the utility providers would like to collect some of their outlay money rather than have dead lines.

As long as taxes are being paid and the place is not a safety hazard or blight, I don't see why we need to interfere. If you sell someone a lot, whether or not it actually has sewer and utilities should be part of due diligence, no? Empty or unbuilt lots are rather low on my list of priorities - it's not natural to build out every lot at once.
Is Heritage Dunes at the corner of 30-A and the eastern Eastern Lake road (Lakeview)? If so, its vacant/abandoned self is more attractive and well maintained than most occupied properties in Sowal IMO. (though those funky little jogs in the sidewalk annoy me).

It extends from the Gulf on the south to 30A on the north, with Eastern Lake Road going down the middle.

Thanks - different one than I was thinking of, but it's still got nice landscaping and annoying crooked sidewalks so most still applies!

We're in the long process of real estate being transferred from weak speculative hands to strong hands 50% or more below peak prices. This process could take 5-10 years to complete. We now must brace for still thousands who bought from 2003-2007 who are hanging on by there fingernails and will be sellers at some pt keeping pressure on prices for years to come.Thats the facts and we all must accept this and pay for out decades of speculative buying.

I'm interested in the point that Beach Runner has raised. If owners have purchased in a subdivision with architectural guidelines, but that subdivision has since gone pppppfffftttt....do those guidelines still apply?

Walton County is one of the few entities that does not require the infrastructure to be complete before a plat is issued. Therefore, developers can sell lots before water, sewer and roads or amenities are put in place. The letter of credit is supposed to protect buyers and yes, this does mean that some property owners cannot build on lots they have purchased when the project has been abandoned wether there have been architectural guidelines (covenants and restrictions) established or not.

I know a couple of people with lots in 'abandoned subdivisions.' The situation gets deeper as lot loans are shorter term loans and many banks aren't renewing the notes when they come due. This is going to be yet another wave of foreclosures, which is so unfortunate.
