I'm a local Realtor and also own a small boutique property mgt company called 30Awesome Luxury Rentals, LLC. I typically keep a handful of long term rentals in Walton and Bay County on or near the beach. I know you would prefer to live on 30A but it's nearly impossible to find something long term and my 2 homes there are occupied. I do have a lovely 3bd/3ba 1800sf attached Townhome in La Valencia - on the far west end of Laguna Beach near Carillon Beach. It's upscale & gated with a private owner's pool overlooking the Gulf. Very safe for children. It's a 3 minute walk to the beach with deeded beach access. Easy access to Hwy 98 to get to 30A in 5 minutes or Walton County schools in 15 minutes - the traffic moves all the time. Publix & CVS are 1 mile away. This house is available Feb 6th. I have a similar house in the same community coming available March 1st. It has a small fenced back yard for a pet. How old are your children? Do you have pets?
