carriage house or garage apt wanted

i am looking for either a small carriage house or garage apt for rent.
i can afford $500.00 or lower including utlities. i am a long time resident. i have a well behaved 8 year that would be living with me. i have references available. i prefer the dune allen area. i would consider a female roomate with or without a child.
