The UofM consumer sentiment measure (October's) is now at highest level since March 1991. This often signals that the actual bottom will not be reached for another 6 months to a year. Also the higher the backlog of inventory the longer it will be before the actual bottom price is achieved.
The realization of the actual bottom pricing will depend on local factors especially the peak amount of inventory which must be pared back at least 36% before the bottom can be reached.
Exogenous factors such as hurricanes and the global and national economy could also slow this bottoming out period. There are some worrisome underlying economic risk variables which should be carefully considered- I am sure SHELLY will be more than happy to tell you about them.
