I agree actually, overshooting 99 - 01 is not likely. Landing there is however. About the only good news I can pull out of these graphs is that peak to trough, the area has already experienced a declined 40% off the peak. I believe that's higher than the national average.
It's odd, but true, that it's encouraging that values have declined as much as they have.

Josh, can you post the lot data?

Does anyone have an update of these charts as of Sep 2009?

I'd bet if you PM Josh, he could update them. He breathes this kind of data.

Or you could look in the blogs for real estate. The numbers for sept 2009 are there.

Gracias. Second question: What is the consensus view of a typical range for construction costs circa 2009 in the upscale developments along 30A, particularly Watercolor and Rosemary Beach? I'm less interested in Alys on the high end or Watercolor on the low end. Also, just assume the complexity of the plan and the quality of the materials are similar to existing structures. I'm trying to gauge the appropriate replacement cost metric to use in a build versus buy analysis. And to be clear, I'm talking about the structure, not land or landscaping etc. Also if this is not the appropriate thread for this discussion please advise.

CORRECTION: replace Watercolor with Watersound in the above, ie "particularly Watersound and Rosemary"
