Kismet Properties of 30A is seeking an organized, proactive, and field-ready Assistant Operations Manager to work directly under our Director of Housekeeping. This role is vital in supporting field logistics, property inspections, team management, and daily turnover operations across our portfolio of 100+ luxury vacation rentals.
The ideal candidate is detail-oriented, comfortable leading field staff, skilled in light maintenance, and able to work independently in a fast-paced hospitality environment.

- Reports To: Director of Housekeeping
- Position Type: Full-Time, Salaried ($55,000 – $60,000/year + Performance Bonus)
- Schedule: 40 Hours/Week | Typical Shift: 10:00 AM – 6:00 PM (Weekend & Holiday availability required)

KEY RESPONSIBILITIES
1. Housekeeping & Field Operations
- Support the Director of Housekeeping in managing daily turnover operations across 100+ luxury homes.
- Assist with scheduling and coordinating housekeepers, inspectors, and independent cleaners based on arrivals, departures, and same-day turns.
- Conduct rigorous quality-control inspections prior to guest check-in to ensure 5-star brand standards are met.
- Execute light maintenance duties (e.g., changing HVAC filters, minor troubleshooting) and deliver guest requests or missing amenities in the field.
- Promptly address and resolve emergency housekeeping or property issues impacting guest satisfaction.
- Assist in recruiting, onboarding, supervising, and evaluating internal cleaning staff and third-party vendors.
- Clearly communicate brand standards, cleaning checklists, and performance expectations to field teams.
- Provide real-time coaching and feedback to ensure high productivity and attention to detail.
- Maintain strong, professional working relationships with housekeepers, maintenance techs, and external vendors.
- Help manage storage facilities and track inventory levels for linens, towels, toiletries, and guest supplies.
- Track linen rotations and report damaged, worn, or missing items reported by cleaning staff.
- Document property damage, maintenance concerns, or unusual conditions during pre-arrival checks and report them through our software system.
- Ensure all amenities, welcome kits, and high-touch areas are properly presented before guest arrival.
- Use tech stack daily to log property tasks, update inspection checklists, track maintenance orders, and communicate across teams.
- Assist with corrective cleans or guest-reported housekeeping issues to support positive review scores.
- Experience: 1+ years of hospitality, housekeeping management, or short-term rental operations experience (30A market experience preferred).
- Technical & Field Skills: Ability to perform light maintenance tasks, change HVAC filters, and navigate property management apps.
- Schedule & Flexibility: Willingness to work weekends (Saturday/Sunday turns) with standard shifts from 10:00 AM to 6:00 PM.
- Work Ethic: Highly independent, organized, and reliable under pressure.
- Driver’s License: Valid Driver’s License and clean driving record required.
