And this is nothing compared to the paranoia exhibited on the local politics spot.

I have completed over 500 projects. Give me the name of a builder who's completed 500 projects and not come across a bad client. Davis & Dunn? Has Peter Horn of Artisan had any contracts go bad? Where's New Creations? Wave Construction? How's Breaux's sales? How's Burl Elliott? Is Christian Tennant still starting projects in Alys? Are they all con artists? How many offered a money back plus $100,000 sales price?

Better question? Give me the name of a builder who's been Licensed for 20 years, completed more than 500 projects and is willing to openly tell the truth about construction costs on 30a.

Look, over the past 6 years I have completed projects in 23 States. Without advertising or salespeople I was paid for my construction work by Boston University, LifeFitness, Ball State University, the Mobile Police Department, Max Fitness Baton Rouge, The Epic Hotel Miami, Verti Marte French Quarter New Orleans, the University of Virginia, Sport & Health Worldgate and Bethesda, The Warwick Allerton Chicago, UC Berkely and (30) Residential projects. One thing builders across the country agree on, some small, closed markets use collusion to gouge customers.

This takes cooperation amongst Builders, HOA's, Lenders, Lawyers, Retailers and Small Governments. Walton County offers great pricing for the construction commodities, especially since DHI arrived. The net offers inexpensive shipments of the specialty finishes. 30a construction is egregiously expensive because Builders and their extended support groups want it to be. They use subs who work in Bay, Okaloosa, Washington, Holmes, Santa Rosa, Gulf and Escambia Counties who work for real rates everywhere but 30a.
My companies have built the structural shells for other builders in every major community on 30a. At least 160,000 sq ft of them were cost plus contracts wherein the Builder of Record gave me the price in advance without bidding. I've been told for 20 years that they don't return unused materials on cost plus contracts, rather take them away or put them in the dumpster.

Most brokers I know will not even show a house if Carroll had any involvement in building it as they all know the abhorrent quality of construction, code violations and inspection issues.

Good luck everyone. I proffered a bidding style which shows your Contractor candidates' interest in the bid vs throwing high numbers at every category. Just ask them to separate the actual materials from the labor of every category. If they are interested in your costs they'll welcome your competitive bids on materials and set aside material returns. You can also clearly see the labor rates proposed.

He most likely left a path of destruction behind him on 23 States. He apparently needs to travel further and further away from 30-a to try to hide his destructive path by creating new fronts to operate from behind that cannot be linked back to the bankrupt Chambers Street Builders. For such a “good builder”, plenty of work to be done right in our own backyard, but since he is banned up and down 30-a, he has to run away to find work where no one knows his past.

Well, he initially tried to hide behind the name Spring Street Builders, and only after he got busted, because it was obvious who it was, did he disclose he was behind Spring Street.

Buyer beware! Once he gets his hands on your wallet, you are doomed.

I walked into the State offices a couple of months ago and opened all of my testing materials without even reviewing them. I sat down and passed the State Certified exam and finished all sections early. I certified my Corporation and qualified its finances, experience and all background checks. Spring Street Builders Incorporated is licensed in every city in the state of Florida and can permit residential commercial and Industrial projects unlimited square footage and does so every day. Construction costs in Walton County are extraordinarily high and it's not because of the building materials. Look at Watercolor with all the Hardiplank houses for God's sake, give me a break. Builders are doing extraordinary work in Atlanta and Dallas and Nashville and Miami and Tampa and it doesn't cost anywhere near what the collusion prices in in Walton County I'm not looking for anyone's business in Walton County So I'm free to say whatever I want. The General Public gets gouged and HOA and Rral Estate Insiders are cleaning up and then smiling at their customers because they don't know.
