and I guess you would have to know the price at which the sellers purchased the unit to know if it has gone down. ;-)

Trust me, the price did not go down.

The townhome is still available. That is a great for Gulf Front.

Might make a nice week-end retreat for someone of substance, but at 750sf--a bit small to live in full-time, a bit to pricey (including taxes and insurance) to produce positive rental cashflow.

My family (2 parents/2 kids under 12) has stayed at Mistral twice - Spring Break 2004 and 2006. The view is amazing. Unit lay-out for the 1 BR plan is also well designed. The building needs some work, although I think I read that exterior renovation is/was planned soon. Three units were for sale in April. I think they may have been 2 BR plans. Asking price was near $600,000.

I thought this was a heck of a deal seeing as how there are 3 others in the building for sale at $624k, $630k, and $670k.

The last sale was $540k in 2004. :shock:


That is an awesome price considering a unit in the Seamist complex two doors down, where we own is currently on the market for $620,000, with a 2005 rental income of $27,500.

It is currently being restored on the outside. Several owners are renovating interiors as well.
