Hey, you'all.......

I'm new to this site. It's great.

General question: I'm looking at bayfront property in Freeport, in a little community called Bay Harbour. Several houses are already in....they're probably in the $1.3-1.6M range (maybe less). I know little about bayfront in Freeport and it's current and expected values. Judging from the number of lots for sale in Bay Harbour, I'm guessing they've been flipped several times in the last 4-5 years, and now reality is setting in. Lots (80' bayfront, about 240' deep, sunset exposures) are currently about $730k, but seem to be stagnating at that price--market might be cooling off, at least for a while, there....)

Does anyone know about Bay Harbour? Any general comments about it, and/or future growth for Freeport? Will the 331 bridge be widened? I know it's a bottle neck, in the summer time!

:welcome: Ken- I'm not familiar with that sub. 331 is already undergoing widening but will take many years (10 or so) to complete.

You can get bayou front south of the bay with bay views for less than the lot price you mention. Also there are several nice bayou front houses south of the bay for $1.1mil+ I have photographed - 2 in the last 10 days.

Anywho, about Bay Harbour:
It is a cool community, but has not seen much in the way of homes being built since it was developed several years ago. Mostly flippers bought in there. I haven't seen many sales in there this year. I know of Bay-front lots located south of the Bay for similar prices or less. I can tell you that Sunset from Bay Harbour is probably one of the best in all of Walton County, year-round.

Freeport has been growing exponentially over the last several years, but the sales seemed to stop around Fall of last year. You should be able to find properties which have cut back prices from last year's high point of the market. Freeport will have much more to offer in the next 5-10 years. Right now, it still needs a little work.
