I've been missing the detailed real estate reports which stopped being published by ECAR after September 2022. Here are 2 new graphics with major real estate market statistics for March and April 2023.

Sales statistics are generated on approximately the third week of each month. These statistics include information recorded in the Emerald Coast Association of Realtors® (ECAR) MLS system by ECAR MLS participants and subscribers, and do not include information entered by other Associations or “for sale by owner” properties. The ECAR coverage area is primarily Okaloosa and Walton counties, but may also include parts of Escambia, Santa Rosa and Bay counties. Sales information is based on existing homes only; new construction is not included.
Statistics are accurate as of the date they were generated as indicated at the bottom of each report. Reports created at other times or under other circumstances may produce different results.
Realtors and others are welcome to discuss and post their own reports here on the forum.
The stats below, while just a snapshot, reveal a cooling market with fewer sales, larger inventory, but fewer new listings. Although without a breakdown between single family homes, condos, bacant land, etc it is harder to draw conclusions due to factors like possible large developments coming online, or large sales.
