The lot is located in Shelter Cove Estates S/D. If you are looking for the parcel id, it is incorrect in the MLS, but the correct id is: http://64.234.218.210/cgi-bin/walton_display.cgi?key=24-2S-21-42310-00A-011024-2S-21-42310-00A-0110

To my knowledge the community dock is for owners and guest of Pelican Bay S/D only, but it is located about 1/3 mile away from this lot. On the County plat, there is a parcel along the Bay in Shelter Cove Estates that belongs to the County, but it is wooded. It has no pier.

Restrictions? I do not recall. You can go to the Clerk of Court's website for Walton Co, and pull up restrictions and covenants for any subdivision.

The price is right on this lot if it is dry/ buildable.

The lot is in fact high & dry and very build able, we had the surveyor install concrete posts marking the four corners if you wish to take a look. As for the Pier I assumed it was part of shelter cove, my apologies if I am in error.

Hutch, it is priced to sell, however only one insulting offer so far from an investor, I think it is perceived as having issues since the price is well under that of surrounding properties.
