Hutch, it is priced to sell, however only one insulting offer so far from an investor, I think it is perceived as having issues since the price is well under that of surrounding properties.

Stu, FYI - no offer is insulting. At some point, today's "insulting" offer may be tomorrow's "I wish I would have taken it." This is probably true only for people who are in trouble, ie - bit off more than they can chew, which may not be your case. Never tell someone their offer is insulting. Just say no thanks.
