I have been following these posts for 7-8 years now and have learned a lot about the area. Back in 2003 I bought a 7 BR house right on the beach. We love it but only use it about 4-6 weeks a year. We have rented it out but feel like:
1) when we come down there are always projects to do
2) a lot of our net worth is tied up in the building
3) we would like to upgrade the property and quit renting
We decided to fractionalize the house. People can buy 4 weeks (1 in each season) for $219,000. The MLS is http://ecarmls.com/EmeraldReports/ListitLib/report_builder.aspx
Yes, there is a slight premium than selling the whole house but not as much as most fractionals in Destin and around the country.
I know that I already pulled the trigger but I would love your thoughts on the idea. Candidly, I think that this will be the way of the future in Destin as it has so many usable months.
