FSBO Question for the realtors

I have had success in my past 3 homes selling FSBO. They have all been purchased by buyers that got a flyer while riding around with a realtor. I have offered all relators 2% commission when they have called and all 3 homes have closed without a hitch.

Here is my question: In todays current market could I accept calls from Realtors and offer a flat finders fee of $10,000.
This would be around 1% since the home will be listed around $949,000.

REALTORS---how would you take this if you had a buyer that was interested in the FSBO house??
 
What is your goal? Eliminating Realtors from showing your house, or making a sale? You are already discounting the Brokerage Fee very heavily, and now you want to cut that in half from what you normally offer? If you want to make a sale, you might consider making the compensation competitive with the other listings on the market.
 
Realtors will sell another listing, more than likely, especially with so much to offer on the market. However, if I had a buyer that wanted that house, I wouldn't lose a sale over the $. Make buyer happy. Buyer will look you up when they become sellers.

Also depends on your pricing. If your price is 6-7% lower than a comparable property listed with a realtor then buyers are more likely to bite.

Also if a buyer grabbed your flier while driving around with a realtor, couldn't they just deal directly with the seller?

Years ago, I purchased a FSBO when I first lived in Atlanta. The realtor offered to represent me for a fee. I declined and we parted ways amicably. I did feel bad about the time she had spent with me but business is business. She was very professional about it and I later referred her to a friend who sold a 600K house and bought a 800K with her. She ended up making a boatload more on that combo compared to the 450K house she lost to me. Never burn bridges I guess.
 
I think that a good realtor will push a buyer your direction if the FSB0 is a great deal. I always call FSBO with my clients in the car. Most of the time we discover the price is higher then what the market will bear. In this market it seems many FSBO do not keep up with market adjustments. Remember to sell today, "it is all about price" .
 
Let me see if I understand the question. We have four to five years of inventory on the market and prices have dropped about 25% in the last 12 to 18 months and you would like to screw (and not the good kind of screw) the guy or girl bringing the money to the party. I'm going to step out on a limb and say that I would take this that you were none too bright. Here's some free advice - whatever you think your property is worth, reduce it by 20% and pay the selling realtor whatever he/she wants.
