I am interested in opinions on just the Grayton real estate market. Judging by most of the posts , the 30-A market seems to be down 10-15% off its highs. The houses in Grayton seem to be listed at higher or similar prices to even 6 months ago. Any information on homes that have closed in the last 6 months pertaining to closing price to asking price?

In Grayton, there are 15 homes currently listed, and they are priced between $935K - $4.39M.

No homes are pending, nor have any closed in the last six months. Only two closed sales for homes in Grayton in the last year, both in Dec and sales price of $2.2M and $2.5M The $2.2M sold at full list price. The one which sold for $2.5M was listed for $2.8M

Are you restricting to MLS?

Check MLS 390973 closed for $5,100,000 on 10/13/06. I think there may be others also.

The Butler place closed off MLS I believe. Not sure of the final numbers.

Thanks Kurt, I must have forgot to check that sub-division. Since the map lines changed, searching for Grayton Beach only, takes a few more steps.

With only 15 houses on the market, do you think there have been no sales in a year because of overpricing or simply small sample size?

And what about the results from the auctions?
Good point, up until about one month ago, Auction companies who were subscribing to the MLS in this area, didn't have to post the sale results. Now they do, but I think this would only include Anderson Auctions and Roebuck Auctions at the time being.
