I have a friend who may be interested in a gulf front property. He would be happy with a two bedroom condo. Does anyone know if there's anything under $1M still available gulf front that is built according to hurricane codes after Opal and is in an area protected by dunes. I warned him of the hurricane risks of being gulf front, but he's still considering the option. I'd recommend he not get anything too close to the edge of a dune, so something gulf front yet set back from the edge of a dune would be ideal. Is there anything like this? How about High Point? Does that fit this description?

High Pointe's gf unites are still well over $1,000,000. Depending on the floor of course. The 1st floors are $1,200,000 or so and the 4th floors are $1,350,000 or so. He could get a pool unite facing the ocean of under $1,000,000

Hi Cil and River Otter:

Cil, the place doesn't really have to be in our neck of the woods (the Seacrest beach area) but I've raved to him about how beautiful SoWal is (they have a place in Naples right now but are considering moving and getting a place with an ocean view). What areas/places do you have in mind?

River Otter: I'll pass the information about High Pointe to him. I think he and his family would like it there which is why it came to mind.

It's great for families. We love it there.

Hi Paula-If your friend reconsiders Gulf front and would consider being just 200 steps from the beach across 30-A with the back of his townhouse facing Camp Creek Golf Course(very quiet) and the front facing the Gulf let me know. He could save over 1//2 a $M! Our deeded beach access we share with Monterey directly across 30-A is on a 40 ft. bluff which is very protective during storms. I love being across the street! We're set back a little so we're not right on 30-A either. I just feel fortunate having anything that close to such a beautiful beach as Seacrest. We love the bike path right out the front door too. I think High Point is close to us and would be Gulf front only if you were in a unit in front of the building though because they don't look like townhouses. I also don't know of any dunes. It's just the one bluff that is being rebuilt with the beach since the storms. Correct me if I'm wrong anyone?! I'm not 100% but I'm thinking that's right down from me. We're right across from Capistrano in Gulf Vistas. Further east past Rosemary are some dunes but everything is built across the street but there's no bluff. We really lucked out on our location! Shoot buy mine and with the other 1/2 $M he could buy a lot and start his own home :clap_1: !

Thanks, Seacrestkristi: I sent my friend an email about the area yesterday after our breakfast. If he's really interested, I'll follow-up with the information from this thread and the other information I know about the area. It was an informal breakfast conversation when this came up, so I don't really know if it's a serious thought, especially since he already has a place close to the beach in Naples. Again, thanks for the information. We're at the Cottages at Camp Creek (very happy there and hope to be there for a long, long time) and love this part of 30A -- the beaches are uncrowded and I like being up on high dunes.

I have the perfect condo for your friend. It is a 2 bedroom 2 bath gulf front for $895,000 in the Sand Cliffs condominiums. It has beautiful gulf views and a great rental history and is located in the camp creek area just west of Alys Beach. In addition to the condo the title conveys a 1/71 ownership of a 10 acre parcel of land across the street from the condo. The property is currently for sale and when it sells the money will be divided evenly among all 71 owners, the estimate is between $100,000 and $200,000 each. I also have a 1 bedroom, 1 bath in the same complex for $595,000. I can send you pics and more info of you are intrested.

Thanks, Dean. My friend hasn't expressed any more interest (sounds like it was pleasant breakfast conversation). But I'll definitely let you know if he is interested in pursuing anything. He's in no hurry because he's happy at Naples beach as well.
