moneybags show me anything that was listed in beachcrest for 100k in 1998. i don't think anythings sold in beachcrest or one seagrove for 100k since 1992 or even earlier. as fae as getting 200 a square foot gulf front i've yet to see any listings near that price. maybe 300 a square foot but you'll have tons of bidders.maybe some of the agents can chime in.
